Conflicted About Urban vs. Suburban Life? This Fort Worth Condo on W. Belknap May be For You

W. Belknap

One enduring trend in recent times has been the urbanization of suburbs. Think: Office parks in North Dallas. And contrarily, suburbanization of city centers. Think: Pottery Barn in Lower Manhattan or Costco— for God’s sake — in East Harlem. Dallas has its own urban suburb, Bryan Place, with recent construction in the historic neighborhood dating back to the late 1970s.

That red brick townhouse behind a black iron gate isn’t in Walsh. It’s at the east edge of downtown Fort Worth at 1002 W. Belknap Street, within walking distance of the Trinity Riverwalk, Sundance Square, and downtown restaurants and theaters. The attached townhouse is part of the 18-unit Lexington Square Townhouse project built in 1999.

Urban Location, Suburban Amenities

For buyers wary of the urban high-rise lifestyle with the accompanying elevator and parking hassles, but still want a choice urban location with city amenities, this three-story, 2,700-square-foot townhouse is about as homey as in-town living gets. At ground level is a living room at the right and a dining room left of the foyer, overlooked by the kitchen. Areas are demarcated by columns and pilasters.

The roomy kitchen has generous cabinetry, an island bar, and a breakfast nook. The range is gas. At ground level, ceilings are of average height with a mixture of tile and hardwood flooring.

Climb to the second floor and experience the loveliest area of the dwelling. At the landing is a light-suffused open sitting area with a floor-to-ceiling window, high ceilings, and a gas fireplace. Hardwood floors run throughout this level. The largest bedroom is on this floor entered through a passageway with an attractive embedded alcove.

The bedroom is part of an extensive suite that includes a full-size bath and an oversized closet. The shower stall is enclosed with glass brick and has a rain shower head and hand spray on the opposite side. There is also convenient laundry on the second level.

The third floor contains the remaining two bedrooms and one of the two full baths. There is a powder room on the ground floor. The third level is completely floored in hardwoods as well.

At back, there is covered parking for two cars though the driveway will accommodate two additional vehicles. There is an HOA fee to pay for landscaping and building insurance.
