Charming Lakewood Cottage Renovation Gets it Completely Right

I’ve been telling you how hard it is to find homes in the $400,000 to $599,000 price range that are not pending, active, or under contract, and that knock my socks off. Well, not only are my socks off, but I’m running barefoot through the grass right for this charming Lakewood cottage at 6706 Vada, and you should be too because — mark my words — Andrea Pedigo at Dave Perry Miller Real Estate will be writing a contract on it by next week in this crazy-hot market. At $499,000 it just won’t last, so sprint on over and snag it this weekend before someone else does.

There is just all kinds of “right” going on with this 1,806-square-foot house. First of all, it speaks to my stager’s heart when folks take the time and care to properly prepare a home for sale. This is an example of flawless prep work and well-thought-out design. The pale teal blue front door sets the tone and that hue is cleverly repeated throughout the house in different saturation levels, with a pop here and a splash there.

 

I’m also thoroughly impressed with the intelligent remodeling of this three-bedroom, two-bathroom, 1953 charmer. So often people get it wrong when they try to open up this type of house. They seldom know which walls to remove or where to stop. This is an excellent example of how to do it right and let the light work for you, so remodelers, pay attention. Opening the room up and allowing the kitchen to breathe but still have a modicum of separation from the living and dining rooms is exactly what buyers want today.

The fireplace has been updated with a chic contemporary surround of gray and white chevron tile, and I’m betting there’s a photo of it on Pinterest that’s been “pinned” a thousand times. What is really impressive is the fact a TV is not grabbing center stage and ruining the style flow. Really who needs a TV? We can watch Netflix on our iPads.

The crisp clean kitchen is completely on trend. White is beyond “in” and right now — white is the only color for kitchen cabinets. All the appliances are brand-spanking-new and that’s possibly my favorite kitchen faucet of all time.

Dream a little dream, or some big ones in the new master suite. Vaulting the ceiling is just the right touch to create a spacious feel and add architectural interest.

The addition of the master suite, at an L-shape to the main house, wraps around the deck and creates a private outdoor living space — more intelligent design work.

As if the house alone is not enough, it’s located in the coveted Lakewood Elementary attendance area, and you can bike to White Rock Lake. All kinds of “right,” indeed.
