This North Dallas Midcentury Modern Isn’t For Sale, But It’s Still Exceptional

Nikki Barringer: This week at Daltxrealestate.com, we’re all sitting around with those nerdy neck fans taking a break while we study the thesaurus to learn new ways to say “fabulous” and “open-concept.” While we pause, we’re also hitting play on the highlight reel of our lives – The Best of Candy’s Dirt 2022 … So Far. Here’s my contribution: 13208 Copenhill Road. It’s one of my all-time favorite houses in North Dallas. It’s architecturally significant and feels like my hard sell can pretty much stop there. Kick back, desperately try to cool off, and let’s all take another look at this absolute showstopper.

Oh, my midcentury. Set on a half-acre in North Dallas, there’s an architecturally significant home that’s virtually untouched. It’s the oasis of oasis-es set in the city. The deep drop off the back deck leads to the spectacular pool. Surrounded by a privacy fence and even more privacy is provided by the trees. It feels so secluded, an incredibly stylish secret that could easily be dropped in the hills of Laurel Canyon.

True to the era, there’s wood everywhere. Like they cleared a forest for this one and put it to good use. On the exterior, the underside of the two-car carport, the soaring ceiling inside, the cabinets, the beams, and the impressive back deck. It’s a wood fest and it’s just gorgeous. Before I go any further, I have to mention the deadline for this one is 5 p.m. today. It was set the day it was listed because, well, hello, it’s not hard to see why this will be a multiple, multiple-offer house. There aren’t a lot of these pure MCMs left in Dallas and the temptation to back up the money truck is very real.

Designed in 1966 by Bill Hidell, a protégé of both George Dahl and Howard Meyer, this home has walls of windows without a stitch of window covering. It’s not necessary, the green space surrounding the home provided all the shade you need.

In addition to the closets in all three bedrooms, there are also amazing built-ins with a set of cabinets and a series of drawers. The simplicity of the flat front faces and hardware is everything we’re looking for right now: Clean, streamlined, and timelessly modern.

This is the kind of house that makes you nervous. I can’t imagine anyone coming in and feeling the urge to make any major tweaks, but you’ve met people, right? They do some crazy stuff. The bathroom Formica and fixtures are original and if someone comes in with granite, the entire town will show up with torches. At least that’s the hope.
