When will our Tuesday 300 stop obsessing about Oak Cliff and get the heck out?

NEVER!

I mean eventually, we will. It’s just riddled with good houses right now. RIDDLED WITH THEM. And today marks our second trip back to Ravinia Heights.

Not-Quite-So-Hidden Secret Anymore

Quick recap: It’s a super cute little area over off Jefferson and Hampton. It’s close to everything you love about Oak Cliff, but has a secluded, “Wait? Is this still Dallas?” feel.

Realtor Jason Saucedo helped paint that picture when he said, “It’s a special neighborhood with winding roads and lots of trees where you’ll find cottages next properties that sit on an acre.”

Home values are all over the place, too, and they used to be almost exclusively in the $200s, but now? They’re creeping up because again, this “undiscovered” pocket isn’t quite so much anymore.

If you want to get in before the prices really go boom, there’s a great gateway house at 2812 Alden Avenue that’s currently listed for $350,000. 

It has three bedrooms and one bathroom and we know that will be a really big snag for some, but there is so much potential in this little cottage.

Room to Remodel

For one thing, it’s set on a lot and a half so there’s plenty of room to add on. (Prices in Ravinia Heights go up to the $500,000s, so at $350,000 you have plenty of room to upgrade and play.) 

Saucedo’s already mapped it out for you, too. He said if it were him, he’d bump that wall back off the second bedroom to extend 10 feet onto the already-poured courtyard. Then he’d add a second bath (and possibly an additional half) off the already-there plumbing in the one current bathroom.

When it comes to this house, Saucedo knows his stuff — It’s the third time he’s sold it. This puts him in a unique situation of watching it be completely updated over the years.

Back then it was completely original with the odd choice of wrapping paper on the windows. At that time the garage was already converted, but since then ductwork has been added to increase the airflow in the two bonus rooms. (There’s a “lower-level” room that’s traditionally been for storage and a loft situation that’s now the third bedroom.)

As far as additional updates since 2017 alone, there’s a list that’s way too long for this space, but some of the stand outs include replaced HVAC, new roof, blown-in insulation, refinished hardwoods, etc.

At one point the owner even went so far as to pull 100-year-old hardwood flooring from another house in the neighborhood to repair the hardwoods here. We call that attention to detail.
