The Charles Dilbeck currently listed for sale on Duval Drive in Oak Cliff’s Ravinia Heights is one of six in that little pocket.
We talked to listing agent Michael Mahon with Dave Perry-Miller Real Estate, who also happens to be the neighbor and he gave us all the scoop.
If you’re not familiar with Ravinia Heights, it’s about 8 minutes from the Bishop Arts District and 10 minutes from downtown Dallas. Even longtime Oak Cliff residents don’t know it exists so it’s pretty hush-hush minus the whole writing it up in a national publication thing.
There are rolling hills, lots of trees, and right in front of 2842 Duval there’s even a culvert that fills in the spring and dries up in the summer.
It’s a very social neighborhood with monthly happy hours at local restaurants and bars. (Well, there used to be monthly happy hours, but hey, it’ll happen again.) There’s a quarterly wine crawl and it’s just a really incredible place to live. It’s one of those places where it doesn’t feel like you’re in Dallas at all.
And Duval is, obviously, architecturally significant and in true Charles Dilbeck style, it’s a little quirky too.
The layout is a here and there and Mahon says he suspects that originally the house was meant to have the front door facing on the opposite side of the house, where there’s now a privacy fence. As luck would have it, Mahon’s mother, Blair Brown, is a designer and did a quick rendering of what she’d do with the property if it were hers.
With an asking price of $385,995, and houses in the area going for the mid-to-high $500s, Duval easily supports an extensive remodel to make it whatever you want it to be. Of course, if you like quirk with a full bath off the main lodge-like living and a step-up dining room that might actually be a play area, you could move in and leave it as is.
No matter what, it’s a fun three-bedroom, two-bathroom, 2,351-square-foot home with loads of potential, and for the right buyer, it’s a dream home and beyond.
The kicker? It sits on a .271-acre corner lot.
