Move Fast If You Want an Adorable Oak Cliff Cottage

2234-Carnes-St-facadeOak Cliff is undergoing a real estate renaissance the likes of which we have never seen before. Sales are happening at an astonishing rate. Investors are flipping houses in neighborhoods where only a few years ago finding a home under $100,000 was easy. This is not the case any longer, not by a long shot. Take this adorable Oak Cliff cottage at 2234 Carnes Street, in the L.O. Daniel neighborhood, as evidence.

“It went on the market Friday,” listing agent Jeff Duffey owner of Jeff Duffey & Associates said. “I had 10 voicemails before I woke up, and an offer in my email inbox by 10 a.m. Saturday, for list price.”

L.O. Daniel sits right between W. Jefferson Boulevard and W. Davis Streets. It’s bounded by Winnetka Heights, El Tivoli Place, Sunset Hills, and Kessler Park. Stephens Park Golf Course is within walking distance, and you can bike to the Bishop Arts District. It’s easily the sweetest new spot in Oak Cliff.

According to Heritage Oak Cliff (formerly the Old Oak Cliff Conservation League), the neighborhood is named after Lark Owen Daniel, founder of the Dallas Millinery company and the Mercantile Bank National Bank. His original mansion is now a Dallas historic landmark, and home to Chicago Title.

What is lovely about the flipping boom here is neighborhood integrity is not being challenged. Investors are simply making what is good better, and renovating the Oak Cliff cottages, Prairie Four Squares, bungalows, and stone Tudors.2234-Carnes-St-facade
This adorable 1940’s Oak Cliff cottage was listed for $289,000. It’s the perfect starter home with 1,436 square feet, two bedrooms, two bathrooms, and a rare flex space that would be a great home office. It also has a large backyard with a perennial pollinator garden, thanks to the seller’s green thumb.

The sellers, along with Duffey, get complete credit for staging the home to perfection. They fooled me. I thought they’d called in a professional. Duffey is a stickler for getting a property show ready.

“Sellers think our market is so hot that they don’t need to do the extra work,” Duffey said. “That’s incorrect. The buyer is an expert today. They will just move on to the next house. I knew with the right preparation, and the right price this Oak Cliff cottage would move quickly.”

To Duffey’s point, there are plenty of homes out there that are not cute, not move in ready, and the Realtors are not getting 10 voicemails before they wake up!

When you are shopping for this price point in a home, call immediately, or it’s going to be gone.

You may have missed out on this adorable Oak Cliff cottage but just put Duffey on your speed dial!
