A Fairytale Find and Incredible Incentive in Kessler Square

In a world of cutest houses in the whole wide world, this one STILL stands out. It’s an exceptional Tudor on Clinton Avenue in Kessler Square and it’s one of the most magazine-worthy houses I’ve seen lately. Everything is absolutely incredible.

The landscaping and hardscaping highlight the architecture and really add to the charm. The arched front door is painted a perfect deep red and the leaded windows are the most classic Tudor detail.

This home has a history, too. I mean, obviously. It was constructed in 1926, but there are news clippings to support the storied past. One snippet is from when the house listed not long after its construction – likely from the original owner, though there’s no date on the clipping. It was listed exclusively with Alex Magrill for $5,000.

At one point, W.T. White, the superintendent of Dallas and future school namesake owned this home at 1147 N. Clinton. His daughter, Frances, hosted a Sunday buffet supper for the editorial staff of the Hockaday Mirror newspaper of the Hockaday Junior College that Miss Ella Hockaday founded in 1931. Different than The Hockaday School she launched in 1913.

The current owners supplied the clippings, and no doubt will pass them to the next owner. And sure, we can find these online — especially if you’re Karen Eubank — but there’s something incredibly cool about having the original newsprint in hand.

A Fairytale Home

Now, back to this amazing home. Dave Perry-Miller’s Melissa O’Brien said Kessler Square is the most storybook neighborhood. Neighbors are always out on walks, jogs, and leisurely strolls. It’s a special little pocket with a strong sense of community.

O’Brien said every time she sees a home here or in Greenland Hills — another wonderful pocket of Tudor-style homes — she falls in love, and it becomes her favorite. She’s actually sold this one before and she lives over there – five of her six team members do, too – so she’s essentially seen them all. But it’s like that thing of whichever home is in front of you is your favorite. Kind of like your kids. I’m kidding!!

Inside it’s a nice blend of original and modern. The kitchen is anchored by an impressive white oak hutch. Off the kitchen there’s a built-in banquette and tucked directly across from it, a built-in desk.

The fireplace is gorgeous, the primary suite is spacious, the primary bathroom is elegantly modern, and the backyard is just as charming as the interior with a flagstone patio and moss green fence to blend with the landscape.

But O’Brien said the best feature might be the buyer incentive available through November 7, 2023. The home’s seller is extending a $16,000 credit for the buyers with an acceptable offer. That can be used toward closing costs, applied to a 2-1 Buydown, or whatever the buyer wants, really. If you need a crash course in 2-1 Buydowns, we got you. O’Brien recently adjusted 1147 N. Clinton Avenue to $700,000 and will be hosting an open house this Sunday from 2 to 4 p.m.
