Centurion Breaks Ground on 11,100-Home Development

Centurion American Development Group spent Tuesday afternoon in Celina beaming about its single mixed-use development.

Mehrdad Moayedi, Centurion American CEO; Corbett Howard, the city of Celina’s head of economic development; Rex Glendenning, CEO of REX Real Estate, and representatives from each of the project’s builders were on hand to break ground.

It’s a good bet the standard groundbreaking joke was uttered when the first shovelful of soil was turned: “Keep going. You’ve got a lot more to go.”

No kidding. At 3,200 acres with 11,100 homes, Legacy Hills will be Centurion’s largest development.

Legacy Hills will be near the intersection of Legacy Drive and Celina Parkway. Legacy Hills will provide direct access to the new Dallas North Tollway expansion currently under construction.

Centurion announced the development in August 2021 and its plans stood intact at the groundbreaking event. The development will include a broad array of residential and commercial features, including:

  • 7,000 single-family residential homes
  • 4,100 multi-family units
  • 100 acres of commercial development
  • A 27-acre sports park
  • Two 12-acre sections for future Celina ISD schools
  • Two seven-acre fire/police stations
  • An extensive network of walking trails with abundant amenities
  • Seven amenity centers
  • A championship golf course with a clubhouse, driving range, putting green and short game.

The subdivisions will include an amenity center with a community swimming pool and a playscape area. Centurion is allocating 27 acres of land to the city with plans for it to be developed into a sports park. Here’s the concept plan.

The addition of Legacy Hills should lessen the pressure on the housing market in Collin County. Last week, the Collin County Association of Realtors released a report on the state of home sales. The county had 5 percent fewer new listings than last March, meaning homebuyers had 31.7 percent fewer homes from which to choose.

Celina is a hotbed for new construction, but its building permits have slowed because of labor shortages, material costs, and supply-chain issues. Builders have had to create waitings lists for homebuyers.

The single-family subdivisions will include 40-, 50- and 60-foot lots. The project will be developed by Ashton Woods, Beazer Homes, DR Horton, First Texas Homes, Lennar Homes, M/I Homes, and Mattamy Homes.

“We’ve worked with the area’s top builders to ensure that Legacy Hills offers a diverse and impressive array of home sizes and home styles,” Moayedi said.
