When Brittney Warren, a dynamo of a Realtor with Rogers Healy and Associates, told me about this updated 1970s contemporary inside Richardson ISD, I found it hard to believe the price: $319,900.
That’s a rare bird if anything, to find a home in this area at that price. But to see one that is updated, open, and has a lovely pool in the backyard is a fantastic find!

According to Warren, 13016 Fall Manor was a bit of a mess when the owner got his hands on it. “He completely removed all carpet, and there are all hardwood floors throughout,” Warren said. Besides upgrading the kitchen with granite counters, the owner added stainless steel appliances, too. The fireplace in the living room was restored, and is equipped to burn wood or gas. Of course, with all of these upgrades, the owner managed to keep the integrity of the 1977 architecture, Warren added, with cedar beams in living room, sun room, and wet bar.
“Plus, this is an entertainer’s backyard,” Warren gushed. “There’s a huge patio with awning, re-sealed pool, and there are also two huge water fountains both in backyard and front yard.”

But besides being great for entertaining, with four bedrooms and three bathrooms, this home is also wonderful for a family. It’s inside Richardson ISD, and feeds into Richland Elementary. The bathrooms are updated, but you’ll notice that the master bath is a little quirky — the vanity tops don’t match! Still, it’s not enough to turn me off from what’s great with the home: It feels private, it has tons of fantastic, open space, and there’s a wet bar. A WET BAR!
“Oh and also the seller is giving $5,000 towards closing costs for a an executed contract this month!” says Warren.
That’s quite the incentive to go see this cute house today!
