Barry Kooda’s Oak Cliff Dilbeck Flew Off The Market

Right off the bat, this house is already under contract. Why are we covering it? It’s a Dilbeck and by the power vested in us, we’re daltxrealestate.com, dang it. If it’s a notable, it’s here. Now on with the show. THE DILBECK.

This one listed last week. Neither snow, nor sleet, nor Pete Delkus could keep potential Buyers away. Dave Perry-Miller’s Susan Melnick said they had one showing on Wednesday, back-to-back showings on Thursday and by Friday they were accepting an offer.

And if you follow the owner, Barry Kooda, on Facebook, you could follow along in real time as he charted the showings on a chalkboard to remind himself when it was time for him (and his pup) to skedaddle.

He kind of lives his life that way – publicly, and he’s been doing it for a minute. Back in the 1970s he was in the iconic punk band The Nervebreakers opening for the Clash, the Ramones and the Sex Pistols. Now he’s got his own thing going, The Barry Kooda Combo, and he’s always about to bounce on out of the US for a new home one continent south.

He’s leaving behind the home he’s lived in for over 20 years. Throughout that time when it was time to change something inside or out, he’d sniff out homes also built in the 1940s and definitely other Dilbecks. If they were mid-remodel, he’d take the original materials and find a place for them in his own home.

It’s a classic Dilbeck and largely original including the hardwoods throughout and Terrazzo flooring in the main living room.

The most significant Dilbeck feature on this house is the tower turret out front where the front door is nestled. Though if this home had a theme, it’s triangles. The points on the open doorways leading from one room to another, the triangle tile in the bathroom, even the original mirror set at a built-in vanity comes to a point.

Set on N. Montreal, Dave Perry-Miller’s Susan Melnick calls this the heart of Oak Cliff. Bishop Arts is super close and basically bikeable; Coombs Creek and Stevens Park aren’t far either. And neither is the Trinity River Bridge where in 2014, Kooda staged an Open Carry Guitar Rally.

Melnick listed 410 N. Montreal Avenue at $385,000.
