The Dirt Keeps Turning at The Bluffs at River East

In less than 2 years nearly 60% of The Bluffs at River East is completed

Last week’s Tarrant County Tuesday article revisiting Rivercrest Bluffs inspired us to visit another newer neighborhood in Fort Worth and check on its progress — The Bluffs at River East.

Early in 2019 we introduced you to a new development of 51 single-family homes that is part of a Fort Worth Urban Village initiative to revitalize an older, less than desirable area of the city just east of Downtown.

That Was Then

Not that long ago The Bluffs at River East was just mounds and mounds of dirt. Tucked behind a canopy of trees along Oakhurst Scenic Drive and the Trinity River, it was hard to imagine a new residential explosion was about to happen.

But that’s exactly what has happened. According to Joseph Berkes, listing agent for The Bluffs at River East with Williams Trew Real Estate, nearly 60 percent of the neighborhood is sold, under construction, or completed.

This Is Now

Strong interest from a variety of buyers looking for single-family homes of quality and character in an urban environment priced from $370,000 to $425,000 has quickly transformed the mounds of dirt into a vibrant community.

Daily you can find homeowners walking their dogs, jogging to the Trinity Trails, or visiting with their neighbors. COVID-appropriate gatherings take place around the fire pit, picnic tables, or in the private alleys between the homes. A sense of community is taking shape unlike any other new residential area.

The Bluffs at River East still offers six different floor plans — all three bedrooms with two-and-one-half bathrooms, open spaces, high ceilings, luxurious bathrooms, and top-notch selections and choices.

While other builders tend to fill their model homes with expensive add-ons to entice buyers to reach for their wallets, at The Bluffs all homes come standard with upgrades already included in the price.

Items such as tankless water heaters, hardwood flooring throughout the first floor, quartz counters, slow-close cabinets throughout the home, cabinets to the ceiling in the kitchen, stainless appliances (yes, including the refrigerator), and much more.

No matter your timeframe for moving into your new home, it can be accommodated. There are a handful of inventory homes being built and still options for available homesites on which to build.

The next time Tarrant County Tuesday visits The Bluffs at River East we expect to write an article on the completion of the neighborhood. With the way sales and interest are going, that article might not be too far off.
