When we say everyone is running to the country, we are not kidding. They are moving faster than you can say “home run” because our urban world has changed so much in a few months.

I’m not going to call it a mass migration. But earlier in the year, as we were first clearing through the COVID fog, one of the most respected real estate experts I turned to said, aloud, and several times: “the urban revitalization movement is dead, in fact I would almost short it.” So said Mark Dotzour, who retired as Chief Economist and Director of Research for the Real Estate Center at Texas A&M University in 2015.

A Move to The ‘Burbs For More Space

According to a Harris Poll taken in late April, nearly a third of Americans are considering moving to less densely populated areas in the wake of the Coronavirus pandemic. Forty-three percent of urbanites were twice as likely as suburban and rural residents to search on a real estate website for homes. Even Steve Brown finally wrote what we have been saying since April: luxury condo sales in Dallas are slow, foreshadowing a shift that will have a major impact on residential real estate sales and home prices for years to come.

“People will be much more cautious about living in high-density areas with so many people nearby,” predicts Lawrence Yun, chief economist at the National Association of Realtors.
