What’s Developing: Fort Worth-Area Communities Are Stretching South and North

The Fort Worth area is experiencing development growth in Crowley, Forest Hill, and North Fort Worth. Here are major residential developments coming in suburban Dallas/Fort Worth:

Chisholm Trail Ranch, Crowley

A 490-homesite project that is part of the Chisholm Trail Ranch development is planned for 119 acres west of Chisholm Trail Parkway in far southwest Fort Worth.

The development is a partnership between Meritage Homes and Trophy Signature Homes. The property is on prime development land south of McPherson Boulevard, north of Stuart-Feltz Road, west of Brewer Boulevard, and east of Old Granbury Road. It’s part of a 625-acre master-planned community.

The development is near The Shops at Chisholm Trail, which include Old Navy, Dollar Tree, Ross Dress for Less, Chick-fil-A, and Whataburger. But residents will have access to an expansive hike and bike trail system linking the existing parks and schools in the immediate area.

Meritage Homes plans to offer homes ranging from 1,659 to 3,100 square feet. Groundbreaking is targeted for the summer with the first homes available for sale in fall 2023. The development will be near Crowley ISD.

Rocky Creek Crossing, Crowley

Houston-based Legend Homes is targeting entry-level homebuyers with Rocky Creek Crossing, an 800-lot residential development near Granbury. The project sits on 242 acres south and west of Old Granbury Road.

Home sizes will range from 1,300 to 2,800 square feet and should be available by the second quarter of 2023. The community is near the White Settlement ISD.

Bonds Ranch Rio Claro, North Fort Worth

Just like suburban sprawl is hurdling northward in Collin County, similar growth is being experienced northwest of Fort Worth. Bonds Ranch Rio Claro, a development spanning more than 2,000 residential lots, is expected to break ground by mid-2022 near AllianceTexas. according to the Dallas Business Journal.

The development is a partnership between Dallas-based PMB Capital Investments and Rio Claro, according to the DBJ. Rio Claro is associated with the Cardon family in Arizona.

The project sits on about 700 acres south of Bonds Ranch Road, east of Morris Dido Newark Road near Eagle Mountain Lake and will be within the Eagle Mountain-Saginaw ISD. The development is subject to zoning and annexation hearings.

Alpha Family Group, Forest Hill

Fort Worth-based Alpha Family Group plans to build its first neighborhood in Forest Hill, on Forest Hill Drive south of Interstate 20 near Fort Worth, according to the Fort Worth Star-Telegram.

The development will include 40 homes priced between $335,000 and $400,000. The homes will range from 1,900 to 2,700 square feet on lots of more than 8,000 square feet.
