What’s Developing: Weston Prefab Homes, Mesquite New Build, McKinney Rentals

Megatel Group is building a community in Weston using prefabricated materials.

Here are major residential developments coming in the suburban Dallas/Fort Worth:

Golden Gate Communities in Weston

Dallas-based Megatel Group is trying something different in the Collin County town of Weston.

The firm is turning to manufactured housing for Golden Gate Communities, a 700-home development in the county’s oldest town northwest of McKinney.

Megatel also was behind the development of a $450 million-plus Venetian Lagoon development, a 1,200-lot residential community, also in Weston, built alongside a manmade community in which homes will be priced between $250,000 to $500,000.

The builder said pricing for the new Golden Gate Communities homes has not been determined. Megatel said the manufactured homes will range in size from 550 square feet to 2,400 square feet.

It’s no secret the hook is affordability. Megatel co-founder Zach Ipour said in a statement that the new fabricated homes will offer good options for home buyers with low to moderate incomes.

“Through our Golden Gate Communities, we will change the perception of trailer parks and provide innovative and modernized communities that are attainable for people of all price points, budgets, and lifestyles,” Ipour said.

Ipour said Megatel plans to build and develop 10,000 prefabricated homes across the nation. At the moment, Megatel has two prefabricated home development projects underway near Prosper and Celina, and the builder is planning to expand the Golden Gate operation extensively throughout Texas.

The Golden Gate Communities project will have an amenity center with a café, a fitness center, a resort-style swimming pool, and other outdoor recreation facilities.

Valley Brooke in Mesquite

Taylor-Duncan Interests has developed a community in Lake Highlands.

Builders M/I Homes and Impression Homes are expected to be the first builders for a master-planned residential community in Mesquite.

Developer Taylor-Duncan Interests plans to build a subdivision of 235 single-family homes along Mesquite Valley Road. The Mesquite City Council approved the terms for the developer to turn 51 acres of vacant land into a community that will be called Valley Brooke.

Taylor-Duncan Interests plans to dedicate 15 acres of land for public parks and private open spaces that will be linked to B.J. Smith Elementary School and Berry Middle School, according to The Dallas Morning News.

Cyrene at Painted Tree in McKinney

Phoenix-based Curve Development plans to build 304 single-family detached rental homes at Cyrene at Painted Tree. The community is part of the 1,100-acre Painted Tree development under construction north of U.S. 380.

The 3,400-home community is a project of Dallas’ Oxland Advisors and New York-based JEN Partners. Curve Development is partnering with Oxland Group on the project.

Curve Development is building rental home communities in Arizona, California, and Florida. The Arizona communities include homes that start at near $2,500 a month to rent.

The rental community, which consists of one- and two-story modern farmhouse-style houses, is being built off Wilmeth Road and Lake Forest Drive. Curve Development plans to start preleasing in late 2022.

Cross Creek Meadows in Celina

Corson Cramer is building a new community in Celina.

Can Celina stop booming? Not so much. Corson Cramer Development has acquired property on County Road 87 east of Preston Road for a 1,000-plus-home new community.

Builders Taylor Morrison, Christopher Todd Communities, and Green Brick Partners will build single-family home sites in the 250-acre community. Taylor Morrison plans to build single-family and multifamily homes. Christopher Todd Communities will build a 300-home single-family rental community.

Construction is scheduled to begin in 2022, and a grand opening is planned for summer 2023.
