What’s Developing: More Apartments to be Built on Brinkmann Ranch in Frisco

The area in and around Brinkmann Ranch near Frisco is a hotbed for construction.

Action is picking up around Brinkmann Ranch in Frisco.

In the late 1970s, parts of the ranch, formerly the Cloyce Box Ranch, were used to film the first five episodes of the TV drama Dallas.

Now, the area near Frisco is a hotbed for construction.

The first phase of a $118 million rental community started in June. Now, Dallas-based builder Trammel Crow Residential is planning another apartment development in November with the opening scheduled for summer 2024.

The project calls for 82 rental units in two- and three-story townhouse buildings at Coit Road and Eldorado Parkway, according to planning documents filed with the state.

Hensley Lamkin Rachel Inc. is the architect. The Dallas-based firm has a deep portfolio of design, including several projects in North Texas.

At one time, the Brinkmann Ranch consisted of 5,000-plus acres at Preston Road and Main Street. It’s a vast parcel of land and is regarded as one of the largest vacant tracts in Frisco.

In 2020, Plano-based Landon Development bought 637 acres of the ranch, which is on the west side of Coit Road between Main Street and Eldorado Parkway. Landon Homes builds in more than a dozen communities in North Texas.
