What’s Developing: 984-Home Project in Anna, Smart-Home Rentals in Hurst, Lewisville Apartments

Another residential development in Collin County, another step toward pulling Sherman into the Dallas-Fort Worth metro market. OK, that might be extreme, but you can’t deny more development is moving north up U.S. 75, toward the Red River.

This week, Centurion American Development Group will break ground for the Villages of Hurricane Creek, a mixed-use project off U.S. 75 in Anna. The completed development will have 984 single-family homes and 400 multi-family residents when completed.

Farmers Branch-based Centurion has developed more than 120 master-planned communities across D/FW, including The Bridges at Preston Crossing in nearby Gunter and Chalk Hill in Celina.

Builders Beazer Homes, First Texas Homes, and Mettamy Homes will take in the multi-phase construction of one- and two-story single-family homes, garden homes, and townhomes. Homes are on sale now with prices beginning in the low $400,000s. Students will attend Anna ISD.

The development will be Anna’s first on U.S. 75’s west side.

“We’re excited to break ground on The Villages of Hurricane Creek, which is the first development on the west side of U.S. Highway 75 in Anna,” Centurion president and CEO Mehrdad Moayedi, said in a press release.

“As the centerpiece of Anna’s west side, The Villages of Hurricane Creek leverages our ideal location in northern Collin County to draw a diverse mix of residents from throughout the region and meet the needs of our rapidly growing community,” Anna mayor Nate Pike said.

Anna is one of the five fastest-growing cities in North Texas, according to the U.S. Census Bureau.

The first phase started this year. The opening phase includes an amenity center. Upon completion, the development will include green space and various creeks, ponds, trails, signature water features, open space, lookouts, and park areas. The commercial development will potentially include restaurants, retail, and Anna’s first hotel, according to the release.

Eden Town Square in Hurst

Arlington-based ECM Developer reportedly plans to build 67 single-family rental homes that feature smart home technology.

The Hurst City Council approved a zoning change request that will let ECM Development submit detailed site plans for Eden Town Square along five acres off Bedford-Euless Road in Hurst.

T.J. Moore, ECM Development president, told the council that the target audience includes millennials who are tied to their professions and empty-nesters who want a maintenance-free home.

Each home will have a touch screen system to access virtual smart-home services.

Rents will begin at approximately $1,450 for a one-bedroom home, $2,161 for a two-bedroom, and $2,400 for a three-bedroom unit, Moore said. The units have 10-foot ceilings and 8-foot doors.

The proposed development will have 18 one-bedroom, 23 two-bedroom, and 26 three-bedroom units with open parking and enclosed garages for some units. Learn more here.


Mill Old Town in Lewisville

An entity connected with Washington D.C.-based J Street Companies has proposed the development of The Mill Old Town, a 213-unit apartment complex, according to news reports.

The development will be at 535 S. Mill St., south of Lewisville’s historic downtown area, according to The Dallas Morning News and Dallas Business Journal. The project, which could cost $36 million, would deliver by early summer 2023.

Designed by Architecture Demarest, the development is expected to break ground early next year. J Street’s online portfolio of residential development features seven D.C. apartment complexes.
