Frisco Dominates When it Comes to Single-Family Home Permits

Based on permits, Frisco is the No. 1 place for builders to construct single-family homes.

Where’s the hottest suburb for new home construction in Dallas-Fort Worth? You have two guesses, and the first one doesn’t count.

Frisco. Obviously.

Builders seem to gravitate to the northern suburb of Frisco, an affluent city that’s split between Denton and Collin counties. Frisco has received 2,011 single-family home construction permit requests from Jan. 1 through October, according to Addison-based Tomlin Investments. The land investment and development company tracks new home construction in the suburbs and exurbs north of Dallas-Fort Worth.

New residential development has been hot in Frisco for years, but so far this year, Frisco’s development services office has seen 16 percent more home construction permits than the same period last year, Tomlin reports. By October 2019, builders filed 1,728 permits. By the end of December 2019, Frisco had 2,083 total single-family home permits.

With the second-most number of permits, builders filed 1,375 permits this year in Celina. Tomlin Investments is building a $2 billion, 1,400-acre master-planned community west of Celina called Green Meadows, a development that will have more than 4,000 home sites.

McKinney ranked third with 1,305 permits, 14 fewer than the same period last year. But McKinney should get a boost with a 3,400-home Painted Tree development that is scheduled to begin in early 2021.

The rest of the permit pack:

  • Little Elm, 914, up 19 percent.
  • Prosper, 865, up 22 percent
  • Princeton, 844, up 73 percent
  • Anna, 769, up 33 percent
  • Denton, 671, down 17 percent
  • Plano, 236, up 37 percent
  • Sanger, 167, up 84 percent
  • Val Alstyne, 144, up 57 percent
  • Krum, 96, up 23 percent.

Tomlin plans to build an 800-acre development in Anna.
