Remember when Fort Worth wasn’t a very walkable city?  It wasn’t that long ago — maybe a decade or so ago — when there were very few options for lock-and-leave dwellings, urban townhomes, or properties in an area of Cowtown that were walkable.

Walkable?  What am I talking about here?

You Dallas people know what I’m talking about.  Areas in the city where it’s safe and secure and possible to take a few steps out of your front door and within a few minutes on foot you can be at a local pub, shop, restaurant, or place of entertainment.

When this Bowtie Realtor moved to Fort Worth over 16 years ago, I specifically recall how there was nothing like I described.  Even if you lived close to downtown Fort Worth or the University Park, area you had to get in your car and drive to a locale.

How Times Have Changed

It’s now 2018 and Fort Worth is brimming with redevelopment of condos, townhomes, and so much more that allow homeowners to have a walkable experience from their home.  The scene is vibrant and bustling and only getting better!

One of the visionaries in the walkable movement was Village Homes, a local builder founded in 1996.  They were the first builder to have the foresight to develop luxury townhomes for an affordable price (land was much cheaper those days in these areas) in areas such as Lower Monticello — now in the heart of walkable areas on the West Side.

A goal of the builder was to insert attached single-family townhomes (not duplexes)into the neighborhood to allow owners the look and feel of a single-family residence while also benefiting from the lock-and-leave lifestyle that so many desire.

For example, 3326 West 6th Street was one of the first townhomes built in 2007 to fit that criteria.

This 2,675-square-foot townhome resembles a single structure, yet shares a foundation and roof with its neighbor on the other side.

Lock and Leave

The home is the utmost in lock-and-leave dwellings, as there is a private entry gate and courtyard to walk through in order to access the front door.  If owners are not present, no one would be able to get to the door without permission.

The three-bedroom, three-and-one-half bathroom home offers a dining area, open concept kitchen and living, and side courtyard for early morning entertainment.

One of the truly unique features of 3326 West 6th Street is the bonus bedroom and bathroom, which are accessed via a staircase separate from the main stairs.  This room is ideal as a guest suite, home office, or media room.

Because it is built over the two-car garage, it could be perfect for guests (i.e. grandchildren) who love to jump and cause a ruckus from time to time.
