Tuesday Two Hundred: Wonderful Wynnewood Midcentury on Mayrant

One of the last hidden gems in North Oak Cliff, Wynnewood North is truly a serene, beautiful neighborhood. It has mature trees, a lovely park and greenbelt, and winding streets. And it’s affordable, too!

Prices in many areas of North Oak Cliff are rising fast, especially those that are close to the Bishop Arts District. But if you’re willing to venture a little further south, past the DART tracks and Clarendon Avenue, you’ll find Wynnewood, a wonderful neighborhood that has a fantastic mix of architectural styles.

It was actually rated as the best neighborhood in Dallas by the Observer in 2012:

Only three miles from downtown but a world unto itself, the North Wynnewood neighborhood in Oak Cliff is proof the 1950s weren’t just about insanely grinning pipe-smoking dad figures in beltless trousers next to coral-green cars with cartoon tail fins. North Wynnewood is the best of ’50s cool architecture, beautifully maintained for decades by families who never moved, occupied now by a crowd that’s younger and more diverse but just as loyal to the neighborhood. Wynnewood sits on 150 acres of gently sloping hills loosely bounded by Interstate 35 South, 12th Street, Vernon Avenue and Illinois Avenue. Low-slung mid-century modern houses were built to standards we can only dream of today, several designed by the architects DeWitt & Swank. Many still look new. The houses, one to one-and-a-half-story brick in the 2,000- to 3,500-square-foot range, occupy large lush lots on artfully meandering streets, with huge backyards, many of them still dominated by those brick and stone ’50s barbecue pits the size of small chapels. Crime is low for Oak Cliff. Values are up almost 60 percent in the last 10 years. An active neighborhood group guards against trouble and thinks up easygoing social activities. North Wynnewood manages to be both deeply staid and really interesting without going quite David Lynch — a rare trick in a rare jewel of a neighborhood.

“As soon as you get off of the highway and into the neighborhood, it feels so insulated and private,” said Realtor Philip Hobson, whose HGroup Homes is representing 437 Mayrant Drive, a midcentury traditional three-bedroom, two-bath home inside the neighborhood. “It’s a great opportunity for someone who wants to move to North Oak Cliff.”

This home is truly unique, in that it has large living spaces and two gorgeous remodeled bathrooms and a very lovely kitchen with upgrades, too. It has 2,166 square feet, a cabana and fenced backyard, and lovely interiors priced at $299,900. It’s close to the Wynnewood North Shopping Center, which has grocery and retail space.

Hobson says that under the carpet in the living and dining room you’ll find hardwood floors, a great project for a new homeowner that wants to put their own touch on the property. We suggest sanding and staining them a dark espresso color! It would go great with the lovely subdued paint and white brick fireplace. This home has just enough windows, too, and great lighting throughout.

While the bedrooms are a little on the bland side, the bathrooms are really stunning. I love the vessel sinks in both lavatories, and the floating vanities are a wonderful modern touch. the showers are fantastic, including the multi-head one over the jetted tub.

Yes, there used to be a pool in the backyard, but it was filled in. You don’t have to worry about it causing structural problems because drainage has been installed in the pool bottom via drilled-in holes. It does give you a lovely little green space for you pups where they can hang out as you watch their antics from the cabana. Perhaps you could put a little hot tub in that space so you can enjoy a relaxing dip every once in a while.

It’s such a cool property! What do you think?
