Tuesday Two Hundred: Townhome Near Oak Lawn Has High Ceilings, Low HOA Fees

One of the benefits of living in a condo or townhome is little or no yardwork and someone else to take care of common areas.

But that comes at a price, in the form of HOA fees, which can be crazy expensive (last week’s Tuesday Two Hundred’s HOA fees rang in at a hefty $1,053 per month, although they did include all utilities).

For those who don’t care to drop the equivalent of a couple of car payments each month on HOA fees, today’s Tuesday Two Hundred is for you. The townhome at 4620 Lester Dr., listed by Jeffrey A. Updike with Dave Perry-Miller Real Estate for $269,000, has HOA fees of just $55 per month. That’s one of the lowest I’ve seen, and it includes all common area maintenance.

Built in 2007, this property is one of the Hawthorne Street Townhomes, a gated community located near the intersection of Wycliffe and Maple avenues, close to the Medical District, Dallas North Tollway, and Oak Lawn entertainment venues.

It’s a 2-2 with 1,978 square feet on three stories with vaulted ceilings in the living room and master bedroom and an open-concept floorplan. My eyes don’t know whether to look up at the high ceilings, or down at those pristine, wide-plank hardwood floors. Wow.

The entryway of the condo has polished concrete floors in a deep brown color, and a striking staircase with wood planks and white toe kicks. Nearby is the utility room with hookups for a full-size electric washer-dryer, as well as a two-car garage. The property is also listed as energy efficient, which is a big bonus for potential buyers.

The first floor has the second bedroom on it, measuring 10-by-13 with a ceiling fan, fresh paint, and full bathroom.

The patio area is also on the first floor, with a fence for privacy and awning to protect from the elements. Looks perfect for a morning cup of coffee.

On the second floor, the main living area measures 17-by-17, which feels huge with the open floorplan, big window, vaulted ceilings, and great flow into the dining area and kitchen.

You can see from the photos below, the owners have easily fit two eating areas, one more formal and one more casual, into that space. They’ve delineated the areas with lighting fixtures and rugs, a smart and stylish move. This townhome looks like it’s ready for a swinging soirée.

The kitchen measures 14-by-6 and has a breakfast bar for even more seating options. There are black granite countertops, a gas stove, built-in microwave, under-counter lighting, and lots of storage space in the cabinets and pantry. I really like those three pendant lamps hanging over the breakfast bar and bar table—quite unusual. The pop of green on the wall by the kitchen is also a welcome accent.

4620-Lester-AOn the third story is an 8-by-9 study area at the top of the stairs, and the master suite, which measures 13-by-7 and has the vaulted ceilings I mentioned above, walk-in closets, and carpeting. The ensuite bathroom has a double vanity, large walk-in shower, a medicine cabinet, and lots of storage.
