Located at 6715 Patrick Drive, near Mockingbird Lane and Abrams Road, this property was reduced this morning to $317,000. Listed by Franceanna Campagna at Campagna & Associates Realtors, it’s a 3-2 in the popular Mockingbird Hill neighborhood in East Dallas. Jump to read more! 

The living room is large, measuring 19-by-13, and window coverings, decorative, and recessed lighting run throughout the house. There’s also new paint in a fresh, neutral gray. And those floors! I adore them.

At 1,498 square feet, the house is cozy, and recent renovations have made a lot of the space. The median for nearby comps is $192 per square foot, so this house is just above at $212. Built in 1955, the house sits on 0.306 heavily treed acres.

An updated kitchen has new white cabinets, Verde Tunas black granite countertops and island, a tumbled stone backsplash, and new stainless steel appliances, including a gas range.

An eat-in breakfast area has double French doors opening onto the backyard. As part of the reno, Campagna created a closet with hookups for an electric washer-dryer in the same area, pictured below.

The master bedroom measures 13-by-12, and Campagna has a bid in for an organization system for the “walk-through” closet between the bedroom and bathroom. As is typical of homes of this era, the closets are on the small side, so it needs good organization to make the most of the space.

6715-Patrick-AThe master has an ensuite bathroom with an oversized shower with body jets. It has a new glass door, and there’s travertine tile on the walls and the floor.

The second and third bedrooms are decent sized, at 16-by-11 and 12-by-12, and share a hallway bathroom, also updated with travertine tile and Verde Tunas black granite countertops that match the kitchen.

Now for my absolute favorite part of the property: the backyard. It’s a fantastic wooded lot with mature trees, shading the oversized wood deck and grass. Campagna has a bid out for a six-foot board-on-board privacy fence for the backyard, which will be an improvement over the chain link that’s currently there.

At the back of the property is a separate two-car garage, measuring 20-by-20, with new door and opener.

This house offers a ton of energy-saving features, like new low-e windows with UV protection, a 13-15 Seasonal Energy Efficiency Ratio (SEER) central AC unit, new ceiling fans, a programmable thermostat, and a radiant barrier in the attic, which might reduce cooling costs five to 10 percent in hot Texas summers. It got a new roof last year, and the reno brought all the electrical to code, with new wiring, plugs, and switches. There’s a new water heater, as well.

The two objections to this property have been the creek/culvert on one side of the lot, and the DART Rail line running directly behind it, Campagna told me. Two former residents, though, said the noise is “no big deal,” a three-second “swish” a few times a day, and a guardrail bell ringing several times per day at nearby Trammel Drive and Fisher Road.
