I know we toss around the words “adorable,” “cute,” and “sweet” around a lot here, but this is one of those homes where you look up the definition of any of these words and it’s sitting there as the perfect visual example. So perfect, right down to the breakfast nook and farm sink.

And, it’s located in one of the cutest neighborhoods in all of Dallas/Fort Worth: McKinney’s downtown historic district.

This home is so quaint, with it’s sunny yellow exterior and bright white trim. It’s the kind of house you can’t be mad at. Between the main and guest house there are three bedrooms and two full baths. The landscaping is so perfect, with a gorgeous courtyard-like backyard that is shady and welcoming.

The minute Yvette Najarro of the McKinney Ebby Halliday office sent me 1214 Tucker Street, I knew we had to feature it. I mean, look at that gas fireplace! The cute dining room! The trim! It’s all so wonderful! It’s listed by Phyllis Davis and Susan Kirvin for $325,000.

The kitchen is just so lovely, though it is a little bit on the small side. That’s OK, because the breakfast nook with the beadboard storage benches totally makes up for it. The gas stove is opposite the refrigerator, which stays with the home. It has cute black and white tile counters with a quaint blue and yellow checkered tile floor. Bright windows, clean cabinets with built-in organizers, and gorgeous hardware (the faucet! LOVE THE FAUCET!) sell this home.

The master is a decent size, and the bathroom in the main house is a lovely retro masterpiece. The paint color is just the best, and I love the classic combination of the pedestal sink and beadboard accents. Of course, it gets a little flash of modern with the sliding glass door.

There is also a delightful sunroom that just begs for a chaise or maybe even a porch swing! How wonderful would that be? I can just imagine reading a book here and taking a nap.

Now, the guest house … it’s a little on the loud side. For a space this small, it should probably sport a more neutral palette, but you know how to wield a roller, so it’s no big deal. Maybe some soft gray paint, bright white trim, something that feels a little more lakeside cottage than psychedelic squatters. Still, this is such a wonderful part of the property. It has a bedroom, living area, room for a kitchenette or refrigerator/microwave, and it has a small loft.

You could easily rent this out through Airbnb.com, or this would be a good property for those with an older kid that chafes at the thought of coming home from college and living in his old room with the star wars Star Wars quilt and matching valance (although that sounds pretty rad to me!).
