A shift to a buyer’s market could be on the horizon in Dallas, and we are here for it.

We’re still not seeing lines around the block for open houses or cutthroat bidding wars, and that’s just fine. The inventory is stacked with good stock in great neighborhoods, with amazing amenities.

This edition of Daltxrealestate.com Open Houses of the Week includes a three-bedroom beauty with a golf course view, something blue next to a top-ranked school, and a $1.65 million mansion in Lake Highlands.

“Despite a majority of markets considered to be sellers’ markets, nearly all of the 100 largest housing markets moved closer toward favoring buyers [in July],” states a report released by Knock PR last week.

Home on the (Driving) Range

A lavish three-bedroom on the historic Northwood Club Golf Course awaits its new owners.

The spot at 13703 Creekside Place is less than four miles from Hillcrest High School, John J. Pershing Elementary School, and Benjamin Franklin Middle School.

Listed at $799,000, this home features three and one-half bathrooms, new windows, high ceilings, and a dramatic staircase.

Obviously, the major selling point is the golf-course access, but there’s so much more of the great outdoors in this experience. A lavish garden, two private outdoor garden rooms, an outdoor fountain, and a nearby greenbelt with a dog park make it a great spot for entertaining or just sitting outside for a moment of peace. The downstairs primary suite opens to a private patio.

Two large upstairs bedrooms have ensuites and golf-course views. The 1994 home features numerous updates throughout.

Realtor Valerie Dillon with Briggs Freeman Sotheby’s International Realty is hosting an open house from 1 to 3 p.m. Sunday, Sept. 11.

Out of the Blue

The trendy farmhouse at 515 S. Clinton Ave. is in North Oak Cliff’s Winnetka Heights, minutes from the Bishop Arts District.

It’s also within walking distance from W.E. Greiner Exploratory Arts Academy, which recently received a B rating from the Texas Education Agency.

The four-bedroom, three-bath Craftsman home was built in 1930 and had extensive updates in 2020. The kitchen is fully updated with soft-close cabinetry, classic hexagon tile floors, open shelving, a farmhouse sink, and butcher-block counters. We already know how columnist Nikki Barringer feels about this Craftsman.

A charming wraparound porch with a swing greets guests of the cozy home with bright blue trim. The interior boasts wood floors, crown molding, period-specific trim around doors and windows, and soaring 12-foot ceilings.

The third bathroom features a frameless glass shower and herringbone subway tile. The backyard on this 7,500-square-foot lot is great for games and grilling.

It’s listed at $575,000.

Realtor Sheri Carcano with Coldwell Banker Apex Realtors is hosting open houses from 2 to 5 p.m. Saturday, Sept. 10, and from 1 to 4 p.m. Sunday, Sept. 11.

Lake Highlands Luxury

This four-bedroom, three-and-one-half-bathroom custom home at 7533 Garonne St. is move-in ready. Built in 2016 and expanded in 2020 with $500,000 worth of updates, it’s nestled on a 7,971-square-foot lot in the Bordeaux at Lake Highlands neighborhood.

The floor plan features an open kitchen, rift-cut walnut bar, private study, and a three-car garage.

Listed at $1.65 million, the home is all about spacious luxury. The primary suite has dual vanities, a walk-in closet, and custom cabinetry. The second floor offers three bedrooms, two full baths, a game room, and a media room. Designer finishes are featured throughout, including Walker Zangar tile, Phylrich plumbing, Visual Comfort lighting, and designer wallpaper.

Step outside to two covered patios with a masonry fireplace and a covered gas grill.

Realtor Marc Ching with Allie Beth Allman & Associates is hosting an open house from 2 to 4 p.m. Sunday, Sept. 11.
