This Urban Showplace Is the Quintessential Work + Live Multitasker

Janelle Alcantara knows creative marketing. For the Briggs Freeman Sotheby’s International Realty global advisor, going the extra mile is second nature.

Look no further than her listing at 3519 S. Versailles Avenue near Lemmon Ave. and Inwood Rd. When it comes to flexibility, it doesn’t get better than this innovative live + work space. Think multi-generational living, operating a business, generating rental income, even hosting events.

“It was designed to be kind of a blank slate,” said Alcantara. “I had two investors. They loved the lot because of its proximity to Oak Lawn and the Medical District. We wanted to build something different than the typical townhouse where living spaces are divided between three floors.”

Janelle not only had a hand in the design; she and her investors tapped award-winning custom home builder Michael Turner, founder of Classic Urban Homes, to bring their vision to life. “I was impressed that they saw the benefit of hiring a premium builder for a spec home.”

The result is a beautifully designed home complete with pool-sized backyard, open kitchen, spacious sky deck, and extraordinary amounts of natural light.

And did we mention the beyond-cool skylight and floating staircase?

The staircase appears to “float towards the sky, creating a symphony of light, shadows and angles,” touts the listing.

Alcantara turned to AIA architect Paul Merrill to work his magic. “It’s an architectural sculpture – really an engineering feat – that goes from the ground floor all the way up to the roof deck.”

The open concept living, dining, and kitchen area, the primary suite, and a second bedroom and bath are all on the second level. Bonus features include a marble fireplace, luxe primary bath, and huge walk-in closet.

All living areas are on a single level.

This leaves 1,600-square-feet of totally customizable space on the first level. Options abound.

“I can see it being a photography studio, an art gallery, or a fashion showroom,” said Alcantara. There’s also a room for a private office or gym.

Yet another benefit: “You can entertain on the first floor without letting people go into your private quarters.”

Alcantara sketched her vision (above); visual stagers brought it to life (below).

Multiple outdoor areas are outfitted with low-maintenance synthetic turf. The courtyard is large enough to accommodate a pool and deck. “I wanted to show how big the backyard is,” said Alcantara. “It’s rare for this part of town.”

“It’s possible to create a true urban oasis,” said Alcantara.

The biggest challenge? Communicating the home’s full potential. “You’ve just got to see it.”
