This Sweet Little Richardson Home in Canyon Creek Gives Happy House Vibes

First of all, Briggs Freeman’s Pam Brannon couldn’t be more charming. Second of all, Brannon herself said this Richardson home is “darling.” It’s such a perfect word to describe it, too. It’s petite, efficient, all the adjectives, and with a great layout with flexible spaces and all the room you need. Especially out back. We covered it already and we’ll cover it again, because that backyard is like that Dallas sign where you, as a person, filled in the I – BIG.

It’s been owned by the same family since the 1970s. (It was built in 1963 so they took over just pretty much right away.) It’s been well-maintained and updated along the way – like luxury vinyl plank flooring inside and painted brick outside. But a lot of the original details of this Richardson home remain such as the exposed brick wall and cabinetry in the kitchen and the terrazzo-look tile in the entryway.

There’s a step down off the entry that opens to what’s been primarily used as a dining room, but Brannon said it’s such a big room and one of those spaces that can be whatever you need it to be – a dining room, second living area or a mix of both.

The wood and rock wall out front were a 1970s staple and so is the swing lap that sets over the front Richardson home on Cap Rock Drive and a small almost enclosed courtyard adds that little extra bit of character.

There is room to make this home your own, and someone already has – it’s under contract. No doubt in part because of the “happy house” feel that Brannon called out in her description. It’s that feeling you get when you walk into a house that’s been appreciated and home to so many families over the years. It’s not something you can capture on camera but when you step inside, you just know.

This one has it.

As for the location, it’s a quiet, established neighborhood in Richardson, with shops and restaurants nearby. Including II Creeks Plaza with Eiland Coffee, Sweet Firefly Ice Cream, Dos Arroyos Mexican, and Shady’s Burger, and a host of other boutiques, salons, design firms, and vet clinics. It’s the whole package, gang.

Brannon and co-listing agent, Jeannie Nethery, listed 2028 Cap Rock Drive at $395,000.
