Do I always start these with “look at this little cutie?” Can I? Taking a poll. Leave your answers in the comments!! But seriously, look at this little cutie!! It’s across the street from Mockingbird Elementary — which is adorable. It’s also super close to Lower Greenville, Tietze Park and everything Mockingbird, the street, has to offer. It’s listed for just under $700,000, which feels like a steal for the location. It’s updated, but there’s still room to make it your own.

And the one thing Compass’ Amy Sack loves the most about it? (Trick question. She loves way more than just one thing.): There’s so much charm and character intact. Sack also said it’s such a happy little home. It’s filled with super good vibes. You know the type. If you’ve looked at more than one house in your life, you totally get it. Some houses just feel like home. This is one of them.

Sack said she also loves all the natural light. She said the kitchen has been opened up and a second living room was added so the light from those windows fills the space.

It’s so nice when a home comes along and the unfun stuff is already taken care of so all you have to do is figure out where to hang your art. This is one of those, too. They’ve replaced sewer lines, sump pumps, the HVAC, added a sprinkler system and recently painted both inside and out.

Anytime you’re down in this part of Dallas, you’re reminded that we’ve been around a minute (like not a long minute, but a minute nonetheless), it just feels so … classic. Older homes and older buildings, yet it’s an area near SMU, so there’s always that influx of youth. This is a sweet little pocket neighborhood, which is also filled with all ages — young families, singles starting out, the older set with a pocket full of Werther’s. They’re all there.
