Sunset Hills is an almost secret spot in Oak Cliff that can only be described as Winnetka Heights adjacent.
I’m kidding. It can be described in a lot of ways. I mean, hello, I have full access to Thesaurus.com and I’m about four coffees deep on this day. However, the best way to describe it is a cute little hamlet of homes with easy access to all the Oak Cliff things and with a more reasonable price tag.
Within the neighborhood, you have the officially renamed Kevin W. Sloan Park that’s super close, Bishop Arts District is two seconds away, and Trinity Groves is practically just around the corner.
You know what also used to be located over there ut is now in a bigger space in Oak Lawn? Neighborhood, the furniture and home goods gift shop and art gallery. Why do I mention them? They staged this house.
Is there one more level of Oak Cliff connection? YEAH, BUDDY. Dave Perry-Miller’s Emily Ruth Cannon went to high school with JP, the co-owner of Neighborhood. (Sorry for that sidebar, but I think it’s so cool to see locals that grew up in the area, still living there, loving it, and supporting the heck out of the city and one another.)
Plus, the staging (and store) are freaking perfect, and if no one calls dibs on that tumbleweed, I will. Hold on, let me really drill this one in — a lot of stagers will say, “And it’s all for sale!” But Neighborhood is literally a store where you can take your cute little self and buy anything you see here. Whoa on whoa, right?
Now, about this house set in Sunset Hills. It’s a cutie and a blank canvas. It’s all neutral throughout and updated for today’s discerning buyers. Move-in ready to the extreme. All you have to do is unpack a box or two and make it your own.
Cannon’s esteemed associate and husband, Chris Cannon, said even the landscaping is a blank slate. Save for the flowers their son planted prior to listing. It’s a real Cannon Family Affair over there.
As for what Emily Ruth loves the most about the house, it’s the room she calls her dream utility room. It’s biiiiig and there’s a built-in for coats and shoes and y’all, it’s big. That’s all you really need.
The primary bedroom and bathroom are so spacious and that picture window in the living room is something you just don’t see every day, even in a modern Craftsman such as this. LINGO.
Hit list of all the other things we love: Corner lot, electric gate, eight-foot privacy fence, additional storage shed added in the carport, wood floors, high ceilings, and a very palatable price.
Cannon has 225 S. Marlborough Avenue listed for $540,000 and will be hosting an open house on Sunday from 1 to 3 p.m.
