Susan Mathews, an Executive Vice President at Allie Beth Allman & Associates, is the leading real estate agent in the legendary Vaquero community and all of Westlake, with an impressive $110-plus million in sales in 2023, according to the Multiple Listing Service.

The key to her success lies in her strong work ethic and extensive expertise in the dynamic real estate markets, featuring outstanding neighborhoods that are highly sought after by luxury buyers.

“The market is working for buyers and sellers in Westlake and Vaquero if you understand pricing, getting homes ready and negotiations, and, for sellers, marketing the property everywhere,” says Susan.

Dedicated to Westlake And Vaquero

For the past 14 years, Susan and her husband have lived and raised their family in Westlake. They are members of the Vaquero Club, a private golf and tennis community surrounded by stately homes in a 525-acre private, gated enclave that was established in 2001.

Over the years, Susan has dedicated herself to volunteering for various service projects and sponsoring events in Westlake, Vaquero, and surrounding communities.

This year has been a challenging one for both home sellers and buyers, as low inventory of homes and rising mortgage rates have impacted the industry. Even so, North Texas’ robust and diversified economy continues to draw thousands of people, including corporate executives, who have relocated to the area. Homes in Westlake can sell quickly if the home is priced right and is move-in ready.

“Vaquero continues to be a highly sought-after neighborhood, and the home prices remain strong,” Susan says. “We have an abundance of buyers who desperately want to move into homes in the area for an increasing number of reasons.”

Potential buyers come from all over, which is why Susan markets her properties across the country, Dallas-Fort Worth, and premier neighborhoods.

“I know Westlake and Vaquero intimately and have had the privilege of living in and selling our neighborhood for years,” she said. “I understand what excites buyers about the incredible luxury properties.”

New School Policies Seal The Deal

Susan also emphasizes a new ruling that makes relocating to Westlake and Vaquero attractive to families with school-age children. Students can attend not only the prestigious International Baccalaureate Westlake Academy but also schools in the Carroll Independent School District.

Westlake and Vaquero Club are well-planned and offer the comforts of quiet neighborhoods that are close to shopping, dining, and entertainment venues in Southlake, Roanoke, and the city centers of both Dallas and Fort Worth. The area also offers convenience to Dallas-Fort Worth International Airport.

It is a perfect place for balancing live work and play.
