Stunning Contemporary Semi-Detached in Northern Heights Captivates

Overbrook-HCHOTW

This isn’t your standard duplex. No, this brand new build designed by renowned architect Cliff Welch and developer David H. Gibson is in no way typical and that is a very, very good thing. Surrounded by a curtain of trees and bamboo just steps from the Katy Trail in the extremely hot neighborhood of Northern Heights is a stunning pair of semi-detached, single-family homes that are a delight to the senses.

The attention to detail, materials, and design of these two listings from David Griffin & Company agent Lori Ericsson earn them a tie for our High-Caliber Home of the Week sponsored by Lisa Peters of Caliber Home Loans. If you think that either one of these contemporary masterpieces could be the home of your dreams, contact Lisa Peters of Caliber Home Loans so you can sail through your transaction from pre-approval to closing.

Jump to find out why these listings — brand new to MLS! — are truly in a league of their own when it comes to architecture and finish-out.

First, let’s admire the exterior, which is artful in its own right. The lines on the outside of 3508 Overbrook and 3510 Overbrook are so clean and modern. It’s clad in steel and Douglas Fir that has been charred, brushed, and sealed in a similar method to the Japanese process called Shou-Sugi-Ban. This method renders the wood practically bug and weather resistant while giving it a subtle sheen and texture other treatments are incapable of achieving. It’s a tremendous foil for the bright orange front door and the overall industrial feel of the structure.

Landscaping was designed by Rosa Finsley, principal of Kings Creek Gardens in Cedar Hill. Finsley is an nationally renowned expert in creating natural-looking landscape designs that respect and preserve native and existing flora, so it’s no wonder that this building looks as if it has been here for ages.

Inside, the motif of linear repetition, industrial accents, and clean modern lines continue.

Both units are very similar, but the first floor layout is where you see most of the difference. In 3510 Overbrook, you enter from the street and are greeted by an very open floor plan. In 3508 Overbrook, you enter from the side and have a semi-divided living area that accesses a small side porch through large sliding glass doors.

They differ slightly in square footage and in price, with 3510 clocking in at 3,945 square feet and $2.3 million and 3508 with 4,095 square feet and $2.4 million. Both have three bedrooms, four full and one half baths, two living areas, a two-car garage, a huge rooftop deck, and elevator access to it all.

Downstairs, ogle at the Eggersmann millwork in both the laundry and kitchen. Miele appliances in the kitchen are sleek and contemporary, too. Countertops are beautiful leathered granite with waterfall edges. Fixtures reflect the exemplary tastes of this design team — modern and architectural. It all goes so perfectly well with the warm rift-cut, white oak floors.

The staircase to the second floor works so well with the clean, industrial design aesthetic. “The metal staircases have floating wood and steel treads with metal and cable rail railings with wood cap,” says Ericsson. They hover above black basalt gravel with large boulders that emulate a Japanese Zen garden.

All of the bedrooms and full baths are on the second floor, offering privacy for those who love to entertain. The second living area is on the third floor, though. More about that later.

The bedrooms and bathrooms on the second floor feel like wonderful treehouses, with views of foliage through the immense low-E windows. In the master, you can really feel the Asian influence imparted by Welch and Gibson, with rift-cut, white oak shoji screens fulled with lumasite panels separating the beautiful custom closet from the bedroom and master bath.

Admire the tranquil vessel tub, floating vanity, and perfectly placed shower complete with rain and body spray shower heads. It’s completely spa-like and relaxing!

This third-floor living room and deck though … it’s the stuff that dreams are made of. How can you not fall in love with this space? It’s so perfect that we are visualizing the sunsets beyond the treed lot, complete with a glass of Pinot Noir in our hand, in any weather. It seems so magical thanks to the beautiful combination of wood and metal.

Is this a high-caliber home? Absolutely. But don’t take our word for it. See both 3508 and 3510 Overbrook in person on Sunday during the open house from 2 to 4 p.m.
