A Completely Updated Hollywood Heights Stone-Embellished Tudor Cottage

Hollywood Heights draws people that love to remodel, update, improve, and of course, preserve history. This stone-embellished Tudor cottage is a perfect example of that.

Here’s a little back story, in case you are reading about Hollywood Heights for the first time. This neighborhood is home to one of the largest collections of 1920s stone-embellished Tudor cottages in America. It also has Craftsman, Minimal Traditional, Monterrey, Spanish, and French Eclectic houses, and two fabulous and extremely rare Pueblo-style homes.

Hollywood Heights is also one of the first Conservation Districts in town. If you are scratching your head, here’s the lowdown from the City of Dallas:

A Conservation District (CD) is a change in zoning that preserves an area’s physical attributes by providing additional development and architectural regulations. Each Conservation District is tailor-made to a neighborhood and what it wants to conserve. Once approved by the City Council, the Conservation District regulations become the zoning for the area, and all new work within the area must comply with the Conservation District regulations.

The bottom line: facades of homes can’t be altered, and new builds have to resemble existing homes very closely. But if you want to update the interior of a home, you can go for it, and Trey Brown did!

He purchased the home almost 20 years ago when friends in the neighborhood encouraged him to have a look. He was not impressed.

“The place was a disaster, overgrown with foliage and trim that had not been touched in years,” Brown said.

But it was a stone-embellished Tudor cottage in Hollywood Heights. And it had that great stained glass, and it’s on a corner lot. There was a lot to love despite looming renovations.

Over the years, Brown remodeled three times, adding beams, opening up archways, and creating one of the most fantastic master suites I’ve ever seen.

“The owner before me added on a new master bedroom in the 1980s, but the only way you could access it was by walking through the original third bedroom,” Brown said. “I took that third bedroom and captured about five feet of the master to create a massive bathroom, and a his-and-hers walk-in master closet.”

The stone embellished Tudor cottage has 2,323 square feet, and although it’s still a three-bedroom, two-bath home, it bears no resemblance to that original house on the inside, and that’s a good thing! It’s an amazing transformation.
