This week’s Splurge versus Steal takes us to the Vistas at Waterstone subdivision in Frisco. This lovely neighborhood has a community pool, clubhouse, greenbelt, and playground. It’s a well-established community that dates back to 2006, and construction was completed around 2009.

And don’t forget, this is Frisco we’re talking about. The Star, Stonebriar Mall, and the Frisco Roughriders. Nearby, there are 10 miles of nature trails along Lake Lewisville and a round of golf just minutes away.

The Splurge

The home at 869 Crystal Lake Drive has been lovingly cared for by its one and only owner since it was built by Pulte Homes in 2007. With 2,573 square feet, this charmer boasts four bedrooms, three baths, two floors, and one adorable porch.

The porch-covered entry opens to rich hardwoods in the office, situated to the left and the formal dining room, currently set up as a sitting room, to the right.

The Steal

The home at 5170 Skyline Drive — just a street over and $100,000 less — is a foreclosure, so we don’t have many photos to offer. There are other challenges, too. According to the listing, it’s currently occupied and sold as-is where-is with no inspections. The agents Joan and Rick Blinn of Keller Williams Arlington haven’t gotten in to see it and they say there are no showings at this time. But we do have MLS descriptions from its previous listings and they shed light on a potentially great house.

With 2,125 square feet, this brick and stone-facade home features four bedrooms, three baths, and a rare three-car garage, all in a one-story home. Walk in to find 12-inch tile in the entry, as well as the kitchen and baths. You’ll find upgrades throughout with stainless steel appliances, granite counters, tile backsplash, and tile bath surrounds. Low E energy saving windows, 14 SEER high efficiency air conditioner, full sprinkler system, new sod, and great landscaping.
