RSVP Now For Tomorrow’s Transforming Spaces: The Art And Science of Property Remodeling And Flipping

Does anyone remember when Vanessa Bayer would play Miley Cyrus on SNL and repeatedly say It’s pretty cool? That’s this. But without Studio 8H.

Here’s what happened: Compass Real Estate’s Mandy Mahoney has a listing. It’s a largely original, single-owner, 1976-construction home. The owner purchased it from the builder, Sherwood Homes, and still has the original brochure.

She took exceptional care of the home. (Anyone who hangs onto an original brochure tends to do that.) She raised her kids here and loves the neighborhood. She’s made lifelong friends — many of the original owners and long-term owners are still there. Everyone looks out for one another and when needed, there’s always someone to take out the trash.

That’s part one of this story – a wonderful single-family home that just listed. Due to the aforementioned long-term residents, it’s rare that a home comes available in Town Creek.

The second part of the story is an incredibly unique open house opportunity that’s open to everyone.

Mahoney said when she first listed, one of her favorite stagers, Amy Stevens, who also does interior design plans, said, “Oh, Mandy, this house is perfect for a remodel.”

The size and floorplan make it a fantastic choice for updating. Stevens said you don’t need to remove any walls or even really change the footprint of any room. It just needs a refresh. Stevens even provided mood boards for the main rooms. You can thumb through them below.

Not long after, Mahoney received a call from one of her favorite lenders with investing experience, Greg Reichel. He said there are several financing options — whether buyers want to update and stay or sell.

After those two calls, Mahoney had an idea. What if the three of them put together a presentation for current investors, future investors, and anyone who’s just curious about which updates matter most?

The plan was hatched, and the date was set. Tomorrow, Wednesday, Dec. 13 at 11 a.m., Mahoney, Stevens, and Reichel will host Transforming Spaces: The Art and Science of Property Remodeling and Flipping.

They’ll cover what updates matter most and which ones are more for what Mahoney calls pure enjoyment. Those are the updates that don’t necessarily get a dollar-for-dollar return on investment, but they’re the ones owners do just for themselves.

Since there will be a designer on-site, she can speak to trends in the market. Since there will be a financial guy on site, he can share the average costs for specific products. They’ll open it up for questions at the end and honestly, I can’t think of a more effective way to spend an hour on a Wednesday. If you are interested in attending, all you have to do is RSVP to Mahoney at [email protected].

And if you can’t make it, don’t sweat it. I’ll be there and I’ll gleefully report back. Check back later in the week when I do a follow-up on everything I learned so you can learn, too. It’s called teamwork. High five!

Mahoney has 9563 Windy Knoll Drive listed for $699,000.
