Rent.com Report: Rent Inching Up at Ft. Worth Luxury Apts, But We Found Amenities Galore

Fort Worth apartments are upscale, safe, and spacious, but the price tags are on an uptick, according to a recent study by Rent.com.

For this week’s Rental of the Week, we’re highlighting one of Fort Worth’s well-amenitied apartments, Avington Park at Fossil Creek by Cortland. They offer one-, two-, and three-bedroom units ranging from $1,232 to $1,785 per month.

As usual with most big-city apartments, the facility, built in 2008, has a large swimming pool, 24/7 fitness center, storage units, car wash area, clubhouse, built-in bookshelves, barbecue grills, and a complimentary coffee bar. And despite the news that rent is going up, hold your horses, Cowtown. It’s still affordable.

The Results Are In

Fort Worth offers “diversity of opportunity” and is “a force all on its own,” which may serve as an explanation for why the rent is going up in some of the city’s most desirable neighborhoods, according to Rent.com research.

The study evaluates CentrePort Business Park, Fairway Bend, downtown Fort Worth, and Fossil Park.

According to Rent.com’s findings for apartment rentals:

  • Rent for a one-bedroom unit went up over the past year
  • 2.3 percent at CentrePort, where the average rent is $1,217
  • 3.36 percent at Fairway Bend, where average rent is $1,359
  • 3.79 percent in downtown, where rents $1,393
  • 6.39 percent at Fossil Park, where is the rent average is $1,223

Before we get all up in arms about the high rent, let’s consider that, for these fantastic locations in the art of the city – with golf course views and easy access to Interstate 35 – the rent isn’t exactly unreasonable.

I’ve pointed out in numerous Rental of the Week columns that there are perks to life with a landlord. Apartment life isn’t so bad when you don’t have a yard to maintain, and plumbing and electrical is covered in your annual agreement.

These Fort Worth hot spots are definitely worth checking out, especially if you’re in the market for something temporary in a particular location.

The Rent.com report reviewed all neighborhoods in Fort Worth “with sufficient available inventory on Apartment Guide and Rent.com.” Researchers then compared the average price from November 2019 to November 2018 “to find the neighborhoods with the highest percentage increase in one-bedroom apartment prices.”

Cortland is leasing apartments at Avington Park at Fossil Creek for $1,232 to $1,785 per month.
