The three-bedroom, two-bath home at 3445 Purdue Avenue was built in 1929, when this quintessential Tudor was one of many lining this quiet street in University Park. In the ’20s and ’30s, Tudors were THE house for this area. Today, it’s a robin’s egg blue-painted brick home, ready to take in its next family.

This house has it all — a University Park address, spacious floor plan, two-car garage, and a very affordable price. Plus, when you sign on the dotted line, there’s no buyer’s remorse. It’s a lease.

Inside, you’ll find nine foot ceilings and a versatile floorplan. The kitchen has been recently updated with white quartz countertops, subway tile backsplash, and stainless appliances including a gas cooktop and dishwasher.

Natural light is displayed throughout the home on those easy-to-clean wood-look tile floors. The large master suite features a garden tub and versatile layout. A private screened-in porch begs for an early-morning latte and the latest bestseller.

Add in a detached two-car garage with driveway and alley access, and you’ve got yourself a perfect rental for a small family. Also, you won’t die of sticker shock. Listing agent Carol Chaney Stack of RE/MAX DFW Associates is leasing the property for just $3,800 per month.

And although you’ll be in one of the most coveted neighborhoods in DFW, a monitored alarm system is included with the lease to ensure safety.

Rents On The Rise

As the national rent index continues to rise, it makes a whole lot of sense to spend a little more on an actual house in one of the city’s finest neighborhoods rather than cram the family into a two-bedroom apartment for a minimal savings on the monthly bill.

Apartment List’s June rent report — which tracks growth, median prices, and market trends, showed that although local rent prices on two-bedroom units made a slight decline last month, they’re up 1.1 percent year-over-year.

The report also included the following:

  • Dallas’ median two-bedroom rent of $1,136 is below the national average of $1,194.
  • Over the past year, rent increases have been occurring not just in the city of Dallas, but across the entire metro – of the largest 10 cities where data is collected in the Dallas metro, nine have seen prices rise.

Making The Grade

You go big or go home in Highland Park. The houses are opulent, the shopping is more diva than discount, and the school district has the highest ranking from Txschools.gov.

Walking distance from A-ranked University Park Elementary School, the Purdue Avenue home also is a stone’s throw from Snider Plaza, UP pool, and numerous parks and restaurants.

The area also is zoned for Highland Park Middle School and Highland Park High School, both of which received overall B grades from Txschools.gov.

Carol Stack of RE/MAX DFW Associates is leasing 3445 Purdue Ave., University Park, for $3,800 per month.
