As easy as it looks on HGTV to buy-and-fix-up an older home, it’s not. You know those shows are scripted right? As someone who gets paid (sometimes) to look at homes on a regular basis, I have to say that the influx of “flipper and fixer” shows has not always helped the real estate market. Many in the flip market think that a can of gray paint, a few subway tiles, and polishing the floors equates to a job well done. Wrong!
That is why it brings me great joy to tell you about a home in a fabulous neighborhood of Fort Worth that has been fixed up the right way. It’s not just about the uber-popular color palette of whites and grays — it’s about taking an older home and making it useful to today’s home buyer. It’s also about not cutting corners to make a few extra bucks.
The home at 6346 Kenwick Avenue is a remodeled fixer-upper done right. The charm and character of the original home still exists in this 2,841-square-foot home that now features four bedrooms, large closets, and modern finishes. Instead of putting cheaper materials into the home, the sellers spent the time and money to do the right things like refinishing the original hardwood floors — in fact there is no carpet in the entire home. All rooms are true site-finished hardwood floors that shine.
People buy homes because of the kitchen, the master suite (bathroom and closet), and the floors — this home receives a thumb’s up on all those areas. The kitchen opens to an eating and family area and has another large family room nearby. Wooden cabinets, quartz counters, classy colors, and appliances combine to be a high-quality looking kitchen. The use of dark glass subway tile on the kitchen back splash to give a “wow factor” to the area.
If you like a master suite with a well-designed bathroom and large closets, look no further than this home. Once again the seller chose classy and elegant tiles and fixtures to make the bathroom look like something from a magazine. And the master closet … you have to check this out! The room probably measures 12 feet x 12 feet, if not bigger. It is an enormous space with so much potential. You could easily fit a centerpiece with drawers and cabinets and make this area a must-see room in the home.
Not only that, but 6436 Kenwick Avenue is located in the West Fort Worth neighborhood of Ridglea North, a charming area with mature trees and a nostalgic feel that only comes with a neighborhood created in the 1940s. The area is approximately six miles from the Fort Worth Central Business District. The home is within walking distance to Morris E. Berney Park as well as Mary Louise Phillips Elementary School.
The property at 6436 Kenwick Avenue is listed by Kyle Talbott of Keller Williams Arlington. The home is currently priced at $409,900, which is only $144 per square foot — a rare find in the area that typically sees homes sell above $200 per foot. Kyle can be reached at 817-300-3815.
