Patten Custom Homes Delights With Rare Find In Greenland Hills

A home in the Greenland Hills Conservation District usually has such strict architectural protections around it that owners aren’t allowed to tear down any existing dwellings. However, the house at 5240 Mercedes Avenue was a rare exception.

Since the existing home didn’t have the same Tudor style as the rest of the neighborhood, it was given the coveted status of being teardown-worthy, which led to the perfect combination of two worlds. Thanks to Daltxrealestate.com Approved Builder Patten Custom Homes we now have a new-build Tudor that is consistent with the nearby properties and has all the construction amenities of a modern home. Foam encapsulation, security camera wiring, a high-end kitchen, beautiful hardwood floors, and a contemporary open-plan layout are just some of the features.

One of the ways Patten Custom Homes stayed true to the Tudor style of the neighborhood is this arch-top front door in distressed wood. It captures the vintage feel of the era and even has a little speakeasy window so you can ask people the password before they are allowed to enter.

The formal dining room on the right has a herringbone floor pattern to set it apart from the rest of the open plan on the first floor. Here’s the kitchen/living combo with a breakfast nook that overlooks the backyard.

The kitchen is another example of how the developers maintained a commitment to Tudor style while having a modern workspace. The criss-cross details at the end of the center island and in the doors of the shelves bring in a textbook Tudor motif, yet the sleek white backdrop and contemporary fixtures make the space feel contemporary.

The main kitchen is complemented by a well-appointed wet bar area off of the dining room — but it is so much wider than your average galley kitchen! Notice how once again the designers made the smart decision to use the criss-cross motif so that it connects to the other design features of the house.

The master bedroom, with cathedral-esque ceilings, comes with an extra touch of grandeur via the chandelier and an attached bathroom that would outdo anything you find in the most luxurious of hotels.

Waterfall countertops on the master bathroom vanities give the space a sophisticated, modern edge. Stone and wood, with a freestanding bath and separate shower, round-out the luxurious en-suite.

There’s also an expansive study with a built in desk that can accommodate two people with room to spare.

And to cap things off, the wide backyard of this house comes with a detached garage that has room for two cars.

This beautiful four-bedroom, four-bath home measures 4,022 square feet and is listed for $1,099,900. You can find out more about this property and other quality homes from the Patten Custom Homes website.
