A brick Tudor set in Hampton Hills in Oak Cliff is like the holy grail of charm, and this adorable two-bedroom, one-bathroom home is just getting started.

Ebby Halliday Realtors’ Brian Parker said this home is like a gift — the fact that so many original features are still intact and have been restored is incredible. It definitely doesn’t happen often. When he started to rattle off all the original features, my hand cramped. Like, that’s how many features there were to jot down.

A Hampton Hills Tudor With Original Details

Parker started with the basketweave brick on the exterior. Just a subtle little detail that’s, oh, I think I’ll go with ‘charming.’ Inside, that brick fireplace is also original. It’s amazing. Turns out 97 years ago, they knew what was up. Hardwoods — obviously original. Parker said with homes of this vintage we typically see painted brick and original kitchens and bathrooms lining the streets for bulk trash pickup. But not this one.

A Seamless Blend of Original And Updated

The bulk of the restoration on this Hampton Hills Tudor took place a few owners ago. If you look closely in the kitchen, the upper cabinets are original to the home. The lower cabinets — downers? No, that doesn’t seem right — are obviously new, as well as the countertops, but what a freaking match.

I love that kitchen. It’s so warm, inviting, and kitchen-y. I feel like there has to be shortening in the pantry. You know what I mean? This is a Crisco kitchen. Margerine even. Old school. Pastries taste better here.

The ceiling is stamped tin tiles, the perfect complement to the dark floor tile. It’s like a deep gray sandwich. Totally anchors the honey-hued cabinets.

Never Ending Greenspace

We did agree there was one wall removed at some point between the living and dining room, but even that feels natural. The telephone nook is still in place, the stained glass is as well, and get a load of that backyard. The lots are deeper in the 1500 and 1600 block of Hollywood Ave. in Hampton Hills, Parker pointed out. Not every street over there has this stacked of an oasis. It’s just one of the best ever.

Location? You know it, you love it. This Hampton Hills Tudor is near the Bishop Arts and all the usual suspects, but Parker specifically called out the Texas Theater. What a gem. There’s always something fun, interesting, and very unexpected happening over there. Like the one time I was innocently trying to ask where the bathroom was and realized I was full-frame in the middle of an interview being filmed at the bar. Ahhh, the theater.

Despite what everyone is calling a slowed-down, chilly-chill market, this home did receive multiple offers over the weekend and was awarded last night. This led to great insight from Parker — the market hasn’t slowed, it’s normalized. It’s back to the way it was when we all had to work a little harder — agents, sellers, and, well, maybe not buyers. But if you want to be under contract within a weekend, Parker said it’s back to basics. Fresh paint, decluttered, staged, spruced up, curb appeal, landscaping, and those three magic words: “move-in ready.”

Works every time.
