What is a house at its quintessence?

Sometimes I get so hung up on finding the “perfect” listing for Fort Worth Friday that I end up scrolling endlessly through listing after listing, missing the big picture. After all, I’ve never bought the perfect house myself. More often than not it’s about potential and vision.

Just listed, this Overton Terrace home is rich in possibilities. Set back on a quiet cul-de-sac, the lushly landscaped property with mature trees has curb appeal in spades. Inside the three-bedroom, two-and-one-half-bath house is 3,300 square feet of ingeniously linked spaces spread over multiple levels.

Built to Entertain

The vestibule, with vintage Saltillo tile, is the stage from which one is funneled into the numerous levels of the residence and adds a sense of drama and scale.

The contemporary house, built in 1980, was designed with a clear focus on entertaining. A wet bar at midlevel serves an intimate living area with patio views, the larger double-height living room, below, and the dining room on the same level.

The living area is defined by its hardwood floors and ends in a bank of floor-to-ceiling windows flooding the spacious room with abundant light. There is a fireplace next to the corridor leading into the kitchen. The entire house exudes an air of easy, comfortable contemporary luxury.

Room For Upgrades

The kitchen is large with recently upgraded appliances. The under-eave windows give the eat-in area a Midcentury Modern feel.

The cabinets, in my opinion, would benefit from a good, perhaps more contemporary finish. The granite countertops also look a bit dated. Cabinet finish and surface choices were likely an attempt to complement the Saltillo tile. However, in the past few years, there has been a panoply of cement encaustic tiles coming out of Mexico that could thread that needle.

The multi-level concept continues in the principal bedroom suite, which is overlooked by a private sitting area.

An attractive scored-and-paved drive leads to the two-car garage. The Overton Terrace house lands in the highly rated Tanglewood Elementary School attendance area, too.
