“A downstairs primary bedroom was a priority along with a great dedicated home office downstairs,” Claussen says.

“With the holiday season approaching, I can’t imagine a better house for hosting friends and family for seamless entertaining and ample space to make new memories,” Claussen says. “The home is incredibly spacious and provides a beautiful backdrop for cooking and entertaining. The walk-in pantry is a really nice feature and also offers a full-sized freezer with ice maker which I think is a really nice additional feature that you don’t see every day.”

“I think this is a great feature and really should be implemented more frequently than it is! The owner can essentially live on the first floor while upstairs there are four great bedrooms and an additional living area,” Claussen says.

Situated in the vibrant Belmont Addition neighborhood, the home enjoys the benefits of time-honored architecture, large lots, and mature trees. The neighborhood’s conservation district ensures architectural continuity, creating a cohesive yet diverse aesthetic with Craftsman, Prairie, Colonial Revival, and Tudor styles.

I’ll clarify. Old AND new Craftsman, Prairie, Colonial Revival, and Tudor styles. How is that possible?

The Belmont Addition neighborhood, bound by Belmont to the south, Llano to the north, Skillman to the east, and Greenville Avenue to the west, was designated as a conservation district in 2004. The district’s guidelines allow new construction homes, as long as they contribute to the neighborhood’s overall architectural blend of homes with historic charm.

Am I beating around the bush? You can tear down and build new as long as you don’t build a big white box, and instead make your architecture look like one of the old classics. Despite these new constructions, the neighborhood remains true to its roots, preserving the intended vibe and character.

“While the conservation district can be limiting on the exterior, homes can be completely modern with all the creature comforts of today on the interior,” Claussen says. “The Belmont Addition strikes a balance between architectural freedom and the preservation of architecture that defines the neighborhood.

Belmont Addition: More Than a Neighborhood

Beyond its architectural allure, Belmont Addition boasts one of the most engaged voluntary homeowners associations in Dallas. They have fun here. Residents participate in multiple events throughout the year, including the Porch Crawl and Fall Party, fostering a sense of community and connection.
