This is better than Broadway buzz about a smash hit: The construction fences are up and work has begun on Rosewood Residences Turtle Creek, the game-changing luxury high-rise that is coming to Dallas’ most nature-focused urban neighborhood.

With 17 stories and just 39 homes, Rosewood Residences Turtle Creek will be a contemporary spin on classical architecture — all managed by Rosewood Hotels & Resorts, famous for its five-star service and exceptional collection of hotels, resorts, and residences around the world.

The location is beyond prime: a secluded corner at Dickason Avenue and Hood Street, near the Katy Trail, surrounded by parks, and close to Dallas’ most celebrated sites and neighborhoods, including Highland Park, Uptown, Downtown, and Oak Lawn. An invaluable bonus? The new tower will be steps from Rosewood’s very first property: the iconic Rosewood Mansion on Turtle Creek.

Just some of the luxuries in store include a rooftop oasis with an infinity pool and lounge; a hushed library; a fitness center; a private dog park and pet spa; round-the-clock support from a dedicated Rosewood Residential Team that cares deeply about every resident; and privileged access to Rosewood’s collection of renowned hotels.

The residences will set the bar for Turtle Creek, sized from approximately 2,000 to 6,380 square feet, with soaring windows, immersive city or park views, and interior schemes drawing upon the colors and quality of light along meandering, magnificent Turtle Creek.

The building’s interiors will be by New York–based Dan Fink, who says, “Dallas has an exceptional history of residential interior design — great estates beautifully and finely made. Our goal … was to translate that high quality to a tower setting.”

The team on this project is beyond top-notch:

Lucien Lagrange, architect, Lucien Lagrange

The France-born, Chicago-based Lagrange has elegant projects in Chicago, Milan, Maui, Riyadh, Newport Beach and many more. His inspirations for the new Turtle Creek project are the Beaux Arts buildings of the ’30s in Paris, New York and Chicago. The challenge, he has said, was to bring this style to Dallas and come up with a design that belongs to Dallas. It is a modern building, indeed, with all its construction systems and floor plans, which respond to today’s modern lifestyles. Lagrange has created a place you will recognize from far away — the colonnade at the top of the building will be a signature — and a place with a sense of arrival.

Dan Fink, interior designer, Dan Fink Studio

The New York–based Fink has projects in L.A., Montecito, and New York, including on Fifth Avenue, Park Avenue and at The Carlyle, A Rosewood Hotel. Fink wants the Turtle Creek interiors to be both classic and modern, with more contemporary and whimsical elements, too. He has looked to Turtle Creek and the Katy Trail to inspire the color palette for the woods, metals and stones that will adorn the common areas and residential units. He has said, too, that Dallas has an exceptional history of residential interior design — and that his goal for the Turtle Creek project is to translate that high quality to a tower setting.

Melissa Frantz Ellerman and Andrew Danna, exclusive agents, Briggs Freeman Sotheby’s International Realty

Talk about your dream team: Ellerman is an expert in hotel-branded luxury residences, including having lived at a Ritz-Carlton Residences herself, and Danna is a well-known expert in high-rises. As colleagues at Dallas-based Briggs Freeman Sotheby’s International Realty, they will tap into that brokerage’s incomparable network — 27,000 Sotheby’s International Realty agents around the world — and their own clients and connections. Briggs Freeman Sotheby’s International Realty has a sterling reputation as the exclusive brokerage for the best high-rises in the city, including Museum Tower, which the brokerage sold out, and HALL Arts Residences, which just released its final few units for sale.

A moment with the agents:

What a project! What are some of the unique features of Rosewood Residences Turtle Creek?

Melissa Frantz Ellerman: “This is such a rare opportunity: a residences-only tower that few will be lucky to call home. The location sets it apart, too. It’s where the Rosewood story began. Such history! Such legendary guests and events! So, owners can live the Rosewood lifestyle, with benefits that are unmatched in hospitality.”

Andrew Danna: “The project offers that sense of place and history, but it’s designed with a freshness for a new time. Common spaces and the private units are light-filled and radiant, and the architecture and furnishings establish presence and grace, without being overly formal. This will be a modern, comfortable, pampering place to call home.”

Pre-sales for Rosewood Residences Turtle Creek are underway and construction is beginning. The project is scheduled for completion in early 2026. For more information, explore residencesturtlecreek.com or call 214-353-5147. Ellerman’s e-mail is [email protected].
