Newly Minted Westworth Falls Revisited as Development Winds Down

You needn’t travel more than 20 minutes southwest from town to find a new build with the magnificence of Mira Vista or Montserrat. Only 10 minutes from downtown, near Westover and Shady Oaks Country Club, in the unincorporated town of Westworth Village is the glam gated community of Westworth Falls. Of course, our own Seth Fowler was on this handily located, luxury development at the beginning.

One year hence, there are only a few unbuilt lots left, and some builders such as Toll Brothers, are already winding down their operations here.

The “dirt” of the development was, according to local legend, once a pecan farm owned by Will Rogers. Those mature pecan trees and the falls, from a branch of the Trinity River, contribute to the stunning beauty of the site and a rare and surprising fillip for a new community.

One of four offerings from Toll Brothers available for immediate occupancy, 6025 Westworth Falls Way gives a fair impression of the quality of construction on offing in Westworth Falls. The 4,489-square-foot, Mediterranean-style house features stucco walls, red-tile roof, and lots of sprightly arches. Inside, encounter a bold open plan with dining room to the left, serviced by a full bar/butler’s pantry leading to the kitchen. A grand staircase dominates the entry — indeed the full front of the house. To the right is a double-height study.

Wide oak hardwood floors run through the entirety of the downstairs. Conforming to the current taste, the master suite is on the ground floor of the four-bedroom, for-and-one-half-bath residence.

The spacious kitchen with ample cabinetry, center island, granite counter tops, and marble backsplash is the central nucleus of the back of the house, open to informal dining to the left and a double-height great room centering on a stunning, soaring, chimneypiece. An additional bedroom with devoted bath and laundry room complete the first-floor plan.

The upstairs landing enjoys dramatic views of the front foyer and great room at back. A large game room is at center, leading to a media room. The remaining two bedrooms are accessed from a discreet vestibule, each with their own baths.

Location and relatively inexpensive land have contributed to the gentrification of Westworth Village. There are several farms sprinkled throughout Westworth so, additional development is an inevitability. Another inducement to entice prospective buyers? Westworth property taxes are, at present, one third lower than the city of Fort Worth.

The Toll Brothers‘ team of Carissa Morton, Kari Morgan & Riann Bertrand are offering 6025 Westworth Falls Way for $789,000.00.
