It’s hard to capture accurate views with traditional real estate photography, but Nancy Guerriero is showing off this unit inside The Azure in an unconventional way.

Just telling you the truth: Nancy Guerriero’s listing on the 22nd floor of the Azure is drop-dead gorgeous. She is sharing the listing with Dave Perry-Miller’s Jarrad Barns and Joseph Gullotto — yep, top agents sometimes share listings across the broker border just to get the job done.

But this one is worth a fifth look. Trust us. We have seen every inch and sipped bubbly from the balcony, even got a little lightheaded — from the view, not the bubbly. Inside and out, this high-rise unit on the 22nd floor of one of the most notable buildings in Dallas is one of the ONLY truly custom units in the building. Beyond any expectations, the sky estate belongs in Architectural Digest. See?

The half bath inside Unit 2201 at the Azure is just one example of what a jewel box this high-rise is.

The seller is a design aficionado with impeccable taste. He took multiple plain jane units and reconfigured them to his exacting standards. He brought in the pinnacle of luxury, married it to crisp, transitional design that incorporates traditional shapes and contemporary materials, spending more than two years with designers to get it just right. And this unit is one of a kind: a buyer will never be able to combine all these units in this huge configuration.

There was only one problem: Traditional real estate photography didn’t capture all of the best angles Unit 2201 had to offer. Yes, you see the copious marble trimmed with designer tile, the spectacularly huge kitchen with its mercury glass Ann Sacks tile on the backsplash, oceans of rare Bahia and countertops that surround the cooking areas, a true chef’s paradise when it comes to cooking and entertaining.

What traditional photography doesn’t show us is one of the main reasons you buy inside the Azure — the way this particular building gives incredible views.

So marketing genius Guerriero, who’s co-listing with Dave Perry-Miller’s Jarrad Barnes, decided to do something she’s never seen before: commission a high-rise drone video. The results are worthy of this impeccable mansion in the sky, and pretty darn dramatic TV.

Drone videos are growing in popularity among luxury Realtors as a great way to give buyers an idea of how a home exists in its surroundings. Take a ranch: drones show off the stretches of dirt like no other. If you’ve ever been house hunting, surely you know that homes don’t exist in a vacuum. Everyone — even high-rise homeowners — has neighbors. But how do you best show that perspective when you’re a few hundred feet above ground?

His company offers drone videos, as well as 3D tours and standard real estate photography packages, for a monthly subscription price. Realtors end up with truly plug-and-play tours that are MLS compliant and (important) easily integrated into social media platforms.

Aerial photography used to be prohibitively expensive, involving helicopters and permits. Now it’s really simple, Blake said, as long as the photographer has the technical experience. Blake’s been shooting drone videos for four years, providing him with plenty of experience and perspective, as well as an excellent working knowledge of the rules and regulations involved in shooting with a drone. There are many: this is not a do-it-yourself feat.

Naturally, Nancy was impressed. But could Blake really capture the feel of what it means to have a lofty, luxurious perch in the clouds inside one of the most high-profile high-rise buildings in Dallas? See for yourself:

There are challenges involved with shooting high-rises, Blake admitted.

“You’re shooting several properties at once,” he said, “and the biggest challenge is isolating the property.”

Of course, “shooting from the ground is easier,” Blake added, “but it’s harder to get yourself out of the shot because of all the glass.”

But for an experienced drone pilot such as Blake, it make no difference.

“It’s the same shooting 300 feet off the ground or 20 feet off the ground,” he said. “But with high-rises, it’s really special. You can see all around the building, the entire city.”

Being an innovator, Nancy wanted to get creative when it came to showcasing this one-of-a-kind unit. She wanted to show how massive the 4,500-plus-square-foot Unit 2201 was in relation to the 31-story building. Plus, you can really see the enormity of the 800-plus-square-foot terrace. Because this unit is actually a few units combined, the balconies actually wrap the building for a huge visual impact, offering unfettered views of downtown Dallas and beyond.

“One of the fun things we got to do was shoot some motion capture and some CG,” Blake said. “This allows you to visually discern this mammoth high-rise from its neighbors despite the sleek, homogenous glass veil that shrouds the inside.”

Unit 2201 has three bedrooms, three full and one half bathrooms, plus grand entertaining spaces and a tricked-out media room. There’s a study, laundry, and a five car garage — and I will put this bar to dual with the biggest of ’em in Preston Trails!

The Guerriero-Law group at Dallas City Center Realtors and Jarrad Barnes are offering this once-in-a-lifetime high-rise opportunity for only $3.6 million — (shhh … much more has been put in). And the home has been significantly reduced, down from $4.295 millions. If you’re short on commitment, you could lease it for $20,000 a month and give living in the sky a shot.

Hopefully now you can see why we believe that this listing from Nancy, Jarrad and Joseph is absolutely, without a doubt,  perfection. And thanks to Blake’s clever video and these veteran agents’ marketing prowess, we are certain a buyer will be able to see this, too.

“Somebody who sees this type of marketing material knows that this agent and this property are taking things to the next level,” Blake said.
