So marketing genius Guerriero, who’s co-listing with Dave Perry-Miller’s Jarrad Barnes, decided to do something she’s never seen before: commission a high-rise drone video. The results are worthy of this impeccable mansion in the sky, and pretty darn dramatic TV.
Drone videos are growing in popularity among luxury Realtors as a great way to give buyers an idea of how a home exists in its surroundings. Take a ranch: drones show off the stretches of dirt like no other. If you’ve ever been house hunting, surely you know that homes don’t exist in a vacuum. Everyone — even high-rise homeowners — has neighbors. But how do you best show that perspective when you’re a few hundred feet above ground?
“A lot of Realtors love the ability to shoot from a different perspective with a drone,” says Daniel Blake of Quick Tours. His company offers drone videos, as well as 3D tours and standard real estate photography packages, for a monthly subscription price. Realtors end up with truly plug-and-play tours that are MLS compliant and (important) easily integrated into social media platforms.
Aerial photography used to be prohibitively expensive, involving helicopters and permits. Now it’s really simple, Blake said, as long as the photographer has the technical experience. Blake’s been shooting drone videos for four years, providing him with plenty of experience and perspective, as well as an excellent working knowledge of the rules and regulations involved in shooting with a drone. There are many: this is not a do-it-yourself feat.
Naturally, Nancy was impressed. But could Blake really capture the feel of what it means to have a lofty, luxurious perch in the clouds inside one of the most high-profile high-rise buildings in Dallas? See for yourself:
There are challenges involved with shooting high-rises, Blake admitted.
“You’re shooting several properties at once,” he said, “and the biggest challenge is isolating the property.”
Of course, “shooting from the ground is easier,” Blake added, “but it’s harder to get yourself out of the shot because of all the glass.”
But for an experienced drone pilot such as Blake, it make no difference.
“It’s the same shooting 300 feet off the ground or 20 feet off the ground,” he said. “But with high-rises, it’s really special. You can see all around the building, the entire city.”
Being an innovator, Nancy wanted to get creative when it came to showcasing this one-of-a-kind unit. She wanted to show how massive the 4,500-plus-square-foot Unit 2201 was in relation to the 31-story building. Plus, you can really see the enormity of the 800-plus-square-foot terrace. Because this unit is actually a few units combined, the balconies actually wrap the building for a huge visual impact, offering unfettered views of downtown Dallas and beyond.
“One of the fun things we got to do was shoot some motion capture and some CG,” Blake said. “This allows you to visually discern this mammoth high-rise from its neighbors despite the sleek, homogenous glass veil that shrouds the inside.”
Unit 2201 has three bedrooms, three full and one half bathrooms, plus grand entertaining spaces and a tricked-out media room. There’s a study, laundry, and a five car garage — and I will put this bar to dual with the biggest of ’em in Preston Trails!
