The Most Famous House in Collin County—Deion Sanders’ Chateau Montclair—Can Be Yours!

David Gloria is the Ebby Halliday agent who is listing Chateau Montclair, aka Deion Sanders’ old digs and huge spread in Prosper, the place nobody can miss when driving north on Preston Road.

Except that now, with all the development that has sprung up around the estate, you actually might miss it.

“There has been so much change up there, even from the time you were up, Candy,” Gloria told me. “There is now a luxury gated community of 25 prime lots ready for development and four spec estates, with three to four foundations being poured this week. They all surround the most famous house in Collin County.”

“Princeton, Prosper, and Celina are totally exploding,” says Gloria. “Years ago, I would take my clients who wanted a solid investment to these areas to buy. Now, we are seeing it all come to fruition.”

So, this may be your last chance to see Deion’s old place before the auction and get a steal of a deal before the holidays.


The $14.5 million, six-acre estate is being auctioned off without Reserve on December 13th, with registration deadline on December 11th. Gloria believes the property will fetch more than half the list price.

True to Gloria’s real estate predictions, Prosper now has one of the highest median home price in the Metroplex at about $450,000, he says.

“That’s Prosper,” says Gloria. “Not Dallas, not Plano.”

Since partnering with Concierge Auctions, he has received 300 to 400 emails inquiring about the property from around the world—from Kuala Lampur, London, Switzerland, Latvia, Malaysia, Dubai, and even Houston.

“Concierge Auctions’ strength in the Asian market is unsurpassed,” says Gloria.

Champ D’ Or, one of the largest and costliest homes in North Texas, recently sold at auction with Concierge Auctions (and finally closed) to a buyer from this region. The sale price was about $10 million.

Deion’s estate actually never sold at auction; it was purchased after all the auction splash in 2014 by investors who turned the acreage into subdivisions, shopping villages and The Montclair. The plan was to develop most of the Sanders property with upscale Prosper homes. And that is exactly what is happening around the now sand-pink mansion.

Chateau Montclair, Deion’s former estate, is on almost six acres and can easily be replatted into six lots. If it’s too much house, the property can be scraped (sorry!) for a six-home development called, shall we say, Deion’s Den. The estate currently pays one monthly HOA fee of about $350 for security, management and upkeep of common areas. Of course, six homes would each pay an HOA fee, which includes upkeep of the lake Deion overstocked with fish.

“A four-foot carp recently came out of that lake,” says Gloria.

The owner of Chateau Montclair also owns four of the largest lots in the newly-created community, not including Deion’s former estate now on almost six acres. 

Alas, Deion’s football field is gone – the goalposts were donated to Prestonwood Christian Academy.

Oh, and Deion has moved to Canton, Texas.

So, come tomorrow and get your last chance to see the most famous estate in Collin County. Just know that unlike the fake news reported by some media outlets, Chateau Montclair is not listed for $2 million. It’s currently listed for $14.5 million and can be your ultimate Christmas treat at your asking price.
