This may be an unpopular opinion, but 2023 may be the year to downsize. 

It’s about a little less square footage, a little more storage space, and optimization of minimalism. 

We found three Dallas-area homes with open houses this weekend, and each offers a reasonable price and the framework for starting the new year with organization in mind.

10512 Tonkala Drive, Fort Worth

So much for downsizing. This $444,900 new build at 10512 Tonkala Drive, Fort Worth, has five bedrooms. 

Of course, the extra space could be used for an office or a home gym, but it also could be used as a guest room optimized for storage. 

We’re not talking about a “junk room” with hoarder piles of toilet tissue, but rather a tasteful, simple retreat where the owners can creatively hang pictures on the wall rather than shoving them under the bed in the master.

Priced at $410,000, the home at 2327 Harbinger Lane includes a pool and spacious backyard. The cozy 1,544-square-foot home is on a massive lot, so the new owners won’t be giving up outdoor recreation or opportunities to entertain guests.

The ranch-style home at 3615 High Vista Drive is pretty spectacular — and it’s listed at $400,000. It’s an excellent find for first-time homebuyers or empty nesters looking to downsize. 

With four bedrooms and three bathrooms, there’s plenty of space for the family. 

Storage space abounds in the 2,382-square-foot home in northwest Dallas. 

The formal dining room features a stunning fireplace. The kitchen has rich wood floors, stainless steel appliances, quartz countertops, a gas cooktop, and pristine white cabinetry.

But what caught our collective eye was the garage. Previously used as a game room with a wet bar, this space could be just about anything. It could easily be converted to guest quarters or a gym.
