Master-Planned Trinity Falls in McKinney Blends Nature and Nurture

The master-planned community of Trinity Falls in McKinney could be the perfect, modern interpretation of multigenerational living. Of course, the 2,000-acre development is more than a multigenerational solution. It’s a vibrant neighborhood of single-family homes, where nature and common outdoor spaces are abundant.

There are different homes for different stages in life. There are single-family detached homes, estates on oversized lots for upsizing, townhomes for downsizing, and active living homes for adults 55-plus. That means you can have the grandparents, a divorced parent, and a blended family living all in the same community.

“It makes Trinity Falls feel like a village,” says C’Ella Clayton, Director of Marketing for the Houston-based developer Johnson Development Corporation. This is Johnson Development’s second DFW community; In 2012, they built the master-planned mecca, Viridian, in Arlington.

Homebuyers can choose one of 100 floorplans from six different builders including Chesmar Homes, Coventry Homes, Del Webb, Drees Custom Homes, Highland Homes, and Perry Homes. The homes will start in the mid-$300s and range up to $900,000.

Clayton says the 30 townhomes they released in 2020 were so popular that Trinity Falls has increased its array of townhome floorplans by Highland Homes.

Coming this summer, 200 new homes will be available for purchase and another 250 homes will come available in the fall, Trinity Falls’ Clayton says. “This is great news since most new master-planned communities in the Collin County area are not delivering lots until the end of the year or next year,” she says.

Located at the tip of McKinney near US 75 and the SH 5 split, Trinity Falls could be described as the perfect intersection of nature and convenience. It’s nestled among 10 acres of hike and bike trails with a small lake and a northern fork of the Trinity River. Remember, this is 2,000 acres of previously undeveloped land. It runs parallel to 75 but Clayton says you don’t hear any road noise when you’re by the peaceful trails and lake.

Amenities here are plentiful. There’s The Club at Trinity Falls with a beach-entry-style pool, splash pad, and pavilion, and The Basecamp with a playground and splash pad. The Lodge coming soon will have a fitness center, bocce ball yard, resort-style pool, playground, co-working space, and event space with a catering kitchen that can house up to 100 people. Plus, The Lodge will have a food truck alley for vendors to visit on weekends. There’s a nearby 21-hole disc golf course and Old Joe Dog Park.

The neighborhood was developed in 2015 by Castle Hills Partners and was purchased by Johnson Development Corporation in 2018. Already more than 1,700 families live in Trinity Falls and when complete, the neighborhood will house approximately 5,000 homes. Next fall, a new elementary school will open for Trinity Falls and surrounding neighborhood children.

The community has some interesting incentive programs for Realtors, as well. Once an agent sells and closes two homes in Trinity Falls, they are enrolled in their complimentary Realtor Academy program for a year, which provides them priority registration for free continuing education (CE) classes, quarterly luncheons, and Realtor events. The well-attended events include festive themes such as Trails and Ales, the Tour of Trees, and the VIP Spring Preview.
