With ever-increasing home values in North Oak Cliff, househunters are quick to snatch up a good deal, and the darling Tudor at 2757 Ivandell Ave. is no exception. It’s been on the market for just nine days and is already under contract!
But as a 2-2 with 1,504 square feet for $189,900, and loads of original character and style, I can see why. The house is located in the North Cliff Conservation District, an up-and-coming pocket of woodframe bungalows, Austin stone and brick Tudors, traditional cottages, and ranchettes adjacent to Ravinia Heights. It is listed by Brian Davis at Dave Perry-Miller InTown’s Quadrangle office.
The house is beautifully maintained, with details like original hardwoods, fireplace, and glass doorknobs, and the kitchen alone could kill with cuteness. Newer styles details, like bright pops of lime and mint green on the exterior and retro light fixtures, keep in line with the feel of this 1927 beauty.
The entry opens directly into a large living room/dining room area with that original fireplace and built-in bookcases. The space has a great deal of natural light and feels cozy and inviting. The flow of this whole house is easy and well-planned and it feels bigger than its actual size.
The den measures 14-by-16 and this area could be third bedroom with a little imagination. But I actually think it’s perfect as a family room near the kitchen and one of the full bathrooms.
I’m a sucker for a vintage kitchen and this one is my favorite part of the whole house. It fits everything you need in its 10-by-12 size, including ample cabinet space, a working vintage range, spearmint green countertops, and a wonderful mint-yellow-and-white checkered floor.
Just off the kitchen is a utility room with hookups for a full-size washer and dryer, and the hallway leads to the bedrooms.
The bedrooms are equally-sized, at 12-by-14, and have those gorgeous hardwoords. They also have larger-than-average closets for this area.
Something that sets this Tudor apart, though, is the two full bathrooms. Many houses of this era have only one. Both have delightful retro styling, like pink-and-gray tiles and an enameled stand-alone bathtub. Pedestal sinks are never my favorite because I have lots of bathroom stuff that needs a cabinet for storage, but they do look smart and there are medicine cabinets for some storage.
The detached two-car garage has more of the chic paint colors and stands out in the backyard.
