This home really blows me away. If it were located anywhere else south of LBJ, it would be hitting the $1.5ish ceiling, maybe more. The authentic Spanish colonial design and finish out is so smooth and superior, I dare you to find a flaw. 6404 Carmel Falls Court is a brand spanking newly built pup by Southgate Homes’ Jay Hankla. The home has five bedrooms, a downstairs master and media room. Plus it’s new and flawless and on the market for $949,900, having been reduced from $1,059,000.

So like they said at Thanksgiving Dinner: come and get it while it’s hot!

Because if truth be told, it is much better to have a media room DOWNSTAIRS if you can, a big if. Most of the time, there’s no room downstairs for the media even on the more generous Park Cities/Preston Hollow lots. They are noisy and you just cannot help but having one room upstairs near the media room that is always getting the noise. And when the kids have parties, inevitably that’s the kid who has a sore throat or a test and bemoans the noise coming from the media room. Wah!

Also, this home is just shy of 5,000 square feet. It sits on a corner lot backing to open spaces between other houses for maximum privacy. The yard is the perfect size for a pool and you can see it’s beauty from virtually every room in the house.

There are five (5, that is not a misprint) bedrooms, a downstairs media room, and lots of extra amenities such as clerestory windows,  rich dark-stained floors and millwork, and a huge gourmet kitchen with stainless everything for cooking, pot filler, and a peninsula-sized granite slab for a center counter. The master has a divided his/her master bath, separate tub and shower, and oodles of closet space including built-ins in the bath.

I know it’s a hike from Dallas, but McKinney just rocks. It was voted the Number One Best Place to Live in America by Money Magazine . And, at the Urban Land Institute a couple weeks ago, a report I swear I will write up for you here soon (we just got two grandbabies!), one of the keynote speakers said the center of Dallas is really LBJ and Preston Road. I could not agree more. Once Valley View Center (the old mall) is reconstructed into it’s new future, Valley View or Midtown as they plan to call it, will be a major crossroads for visitors. Which means McKinney won’t ever really be THAT far away.

It’s good schools, a quieter life, and all the accoutrements of a $1.8 mansion for less than $950,000. This home is snuggled in the gated enclave of King’s Lake, lending ever more safety and security. And now that I see those precious grandbabies, I am ALL ABOUT safety and security!
