A few weeks ago, we spotted the adorable L-Streets cottage at 10664 Lakemere Dr. This home impressed us enough to earn a spot in our CandysDirt Open House Roundup. It has been reduced in price since then, making it even more appealing.
This is a 3-2 with 1,628 square feet, plus an additional 632-square-foot bonus space (former garage), built in 1955. It has an updated kitchen and recently updated baths, great outdoor space, and a recently installed barn shed for extra storage.
It’s zoned for Richardson ISD, including the acclaimed Lake Highlands Elementary School, which earns an “8” out of 10 from greatschools.org.
It is listed by Scott Kaserman with Dave Perry-Miller Real Estate for $295,000.
The drive-up appeal is smart, with mature landscaping, big trees, a stone chimney, and colorful front door. The driveway has some chips and cracks, which are a cosmetic fix (home improvement stores sell kits for this), as well as stains. It could use a power wash. But again, a cosmetic issue and not a particularly serious one at that.
When you include the bonus space, this home offers 2,260 square feet of living space, huge for this neighborhood, and impressive for this price point.
Located in highly sought after “L-Streets” of East Dallas near Walnut Hill Lane and Plano Road, this home has three living areas. One of them is the bonus room, which could be a playroom, artist studio, gym, or extra living/dining room. Because the garage was converted for this space, there is no covered parking for the house, which could be a turn-off for potential buyers. But the additional interior space makes this house unusually large. So it depends on the buyers’ wants and needs.
The main living area is centered on a large stone fireplace with built-in seating flowing into a breakfast nook located off the updated kitchen. The kitchen has lots of on-trend white cabinetry, stone backsplash, and stainless steel appliances, including a gas range. The hall bath is well appointed with subway tile and a marble sink, and the master bedroom has an ensuite bath.
This home is complete with a lovely backyard, including a wood pergola with blooming wisteria in the spring. Perfect for lazy family evenings or entertaining.
This cottage is officially priced at $181 per square foot, but that’s only counting the 1,628 square feet on the books, not the converted garage. If you take that bonus room into consideration, it would be $131 per square foot.
Nine neighborhood comps range from $110 to $225 (average: $163; median: $160), so depending on how you count the square footage, it’s either slightly on the higher end of comps, or definitely on the lower end. Given that the extra space is totally finished and usable, I’d say buyers are getting a bargain at $131 a square foot for a wonderful L-Streets property. Leave us a comment with your thoughts.
