You’ll Find Families and Neighborhood Fun at Harmon Ranch in North Fort Worth

While Harmon Ranch in North Fort Worth hosts a variety of community activities throughout the year, long-time resident Nicole Kosowick says there’s one event that the neighborhood practically shuts down for.

“Each Fall, we have a big neighborhood party that everyone attends,” said Kosowick, who has lived in the community for 13 years. “We have games and bounce houses. Plus, there’s a chili cook-off, which my husband won one year, and it just seems to get bigger and more elaborate every year.”

Easy Access to Everything

As one of the first 40 residents of the community, Kosowick says Harmon Ranch is safe, quiet, and kind of tucked away, but also in close proximity to a number of places her family enjoys visiting. Today, there are approximately 700 residents with a median age of 32.

“The location is just off of 35, so it’s easy access to everything,” Kosowick said. “What appealed to us when we moved here was that it was very quiet. There wasn’t a lot of traffic. Costco-Alliance had just started building up. We’re so centrally located that we are 25 minutes from Downtown Fort Worth and close to the racetrack and the Alliance area.”

Situated between Hwy 287 to the West, E Bonds Ranch Road to the South, and Harmon Road to the East, Harmon Ranch offers easy access to the Texas Motor Speedway, I-35, and an assortment of restaurants, shopping, and entertainment venues in the booming Alliance area.

Neighborhood Demographics

Primarily comprised of single-family residences and condominiums, Harmon Ranch home values have increased by 14 percent per year, for each of the last three years.

Homes in the neighborhood were constructed between 2007 and 2018 and the median home price is $545,252.

Harmon Ranch is close to Arcadia Park and Reatta Ranch Park, and homes in the community are large, with three to six bedrooms and two to four bathrooms in most instances. 

Another added — albeit unexpected — benefit to the Harmon Ranch neighborhood is its adjacency to a local medical facility.

“We’re right close to the hospital here, so a lot of times we don’t lose power (in inclement weather),” Kosowick said. “I think our grid host is specifically right on the hospital grid, so we don’t lose power.”

Kosowick said she would definitely recommend Harmon Ranch to families looking to buy a new home and can expect their new neighbors to be helpful and welcoming. 

“It’s a really good neighborhood,” Kosowick said. “There’s a neighborhood Facebook page, so everyone makes really helpful suggestions. Anything going on, if they used a contractor pool service, for instance, it’s posted. It’s a really good resource for people in the community. The neighbors are really good at helping you get things. Everything from ‘Hey, I’ve a chair, to somebody wanted furniture.’ And people are always jumping in and helping out. It’s pretty great.”
