In Dallas, there are few neighborhoods that are almost universally loved. They are places in which, should a darling home hit the market in your price range, you’d almost assuredly race to put a contract on it. In the pantheon of adorable East Dallas neighborhoods, the M Streets is one such place. These Tudors and traditionals and prairie-style homes, combined with the fantastic location and walkability, are selling points for most of us in love with the neighborhood.

But when key updates make a great home even better? Well, that’s what we see at this Greenland Hills listing from Dave Perry-Miller Real Estate’s Mike Bates, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans. It’s a perfect example of how to update a 1926 brick Tudor without covering up all of the delicious character. See for yourself!

First, the formals are absolutely perfect. In the living room, the feel is open and bright, and the original arched doorway is so sweet, and is complemented by the lovely archway between the formal living room and dining room. I love the chandelier in the dining room, and the space is perfectly intimate — not everyone wants to throw large dinner parties, right?

However, I feel kind of like a cliche with how much I love this adorable kitchen! It’s so cute, with the checkerboard tile floor and the ample Shaker-style cabinetry. And if you love classic tile, then 5307 Merrimac Ave. might be the one for you!

Bates, who is listing this adorable Tudor for $824,900, says there are five bedrooms, three bathrooms, and more than 3,000 square feet in this beautiful house. But what’s really great about this particular listing is not what the sellers updated, necessarily, but what they left the same. Namely, the lovely vintage tile hall bathroom on the first floor. SWOON!

Of course, it would be weird for all of the other bathrooms to be crazy trendy or modern, so it was refreshing to see that the master suite and the additional upstairs bath also make use of ceramic tile.

And while I adore the large upstairs bedrooms, I’m more likely to spend my days in the downstairs study, which has its own entrance and plenty of natural light. If you’d prefer, you could turn this into a bedroom, too.

And if that wasn’t enough, you get a two-car garage and this stellar backyard, perfect for summer parties or hosting the neighborhood St. Patrick’s Day shindig, should you be into that.
